Job summary

Tarantino Properties, Inc. in Houston, TX, seeks a Quality Assurance Supervisor to oversee property quality, maintenance standards, and compliance across multifamily communities.

You will conduct inspections, coordinate with property managers, track deficiencies, and drive corrective actions to meet company standards and resident expectations.

The role requires regular travel among properties, strong attention to detail, and effective communication with onsite and regional teams.

Qualifications

• 3+ years in multifamily property management, maintenance, facilities, QA, or related field.
• Knowledge of building systems, unit turns, preventative maintenance, and property operations.
• Experience with inspections or quality-control audits is a plus.
• Understanding of Fair Housing, OSHA, safety, and housing/building requirements.
• Excellent organizational, communication, and problem-solving skills.
• Strong attention to detail and ability to identify property deficiencies.
• Ability to prioritize across multiple properties and actions independently.
• Proficient with MS Office and property-management or inspection software.
• Valid driver's license and ability to travel between properties.

Responsibilities

• Conduct routine inspections of multifamily properties (exteriors, interiors, common areas, and grounds).
• Develop and maintain QA inspection schedules and checklists.
• Identify deficiencies, safety concerns, and maintenance opportunities.
• Document findings with reports, photos, priorities, and actions.
• Track deficiencies to completion and verify quality standards.
• Monitor compliance with policies, procedures, and standards.
• Evaluate unit readiness and make-ready quality.
• Inspect preventative maintenance programs and schedule compliance.
• Review vendor workmanship and address concerns with management.
• Assist with QA audits, due diligence, and property improvements.
• Monitor compliance with housing, safety, and building requirements.
• Identify recurring issues and propose process improvements.
• Partner with managers to set corrective-action plans and deadlines.
• Prepare periodic QA reports and trends summaries.
• Provide coaching and training on property standards and inspections.
• Respond to urgent property-condition concerns.
