Purchasing | Residential Construction | Active Opening
MatchBuilt is an executive search firm partnering with a growing regional home builder seeking a Purchasing Manager to own its centralized construction budget and procurement process, reporting to the Vice President of Construction. This is a hands‑on individual contributor role with no direct reports.
Based in the builder’s office in Buckhead, Atlanta, the role supports the builder’s Georgia and Florida operations across estimates, takeoffs, buyout, bid analysis, award recommendations, purchase orders, and cost reporting.
You need a strong background in homebuilding purchasing or estimating. Only candidates with relevant residential construction experience will be considered.

Job Highlights
- Own the Budget: Own the plan budget for every $1M+ home the builder starts: baseline, committed cost, actual cost, and projected final cost.
- Take‑Offs and Buyout: Build detailed take‑offs from the plans and run the buyout ahead of each start: complete scopes of work, qualified trades, and competitive vendor pricing.
- Level Bids, Recommend Awards: Level trade and vendor bids side by side and bring decision‑ready award recommendations, never on low bid alone.
- Build the Trade Base: Recruit, qualify, and develop the trades and vendors behind every start, with enough depth in each trade that no home waits on capacity.
- Protect the Margin: Catch scope gaps between trades, stale vendor pricing, and take‑off misses early, before they cost money in the field.
What You'll Lead
- Develop estimates and detailed quantity takeoffs using current plans, specifications, historical costs, vendor input, and documented assumptions.
- Maintain the project budget in the purchasing system of record, including baseline values, commitments, actual cost, allowances, contingency, and projected final cost reporting.
- Build and maintain a buyout plan aligned with preconstruction gates, permit readiness, and construction schedules, keeping purchasing readiness three to four weeks ahead of the work.
- Issue complete bid packages with current plans, specifications, scopes, and cost codes, and track bidder coverage, questions, and submissions.
- Write and maintain clear, enforceable trade scopes that close gaps and overlaps between trades.
- Level bids for scope completeness, exclusions, alternates, quantities, schedule commitments, capacity, and risk, and prepare written award recommendations for approval.
- Negotiate pricing, terms, and value‑engineering opportunities without compromising code compliance, quality, or warranty protection.
- Generate accurate purchase orders and change commitments from approved bids and scopes, correctly cost‑coded and reflected in the budget before work begins.
- Manage long‑lead procurement: submittals, selections, field measurements, order‑by dates, releases, and delivery windows.
- Own trade partner onboarding and compliance records, including W‑9s, insurance certificates, and licenses, and resolve deficiencies before award or mobilization.
- Serve as the invoice intake and commercial review point, confirming cost code, purchase order reference, amounts, and remaining commitment before routing for approval.
- Report weekly and monthly on budgets, projected final cost, bid coverage, buyout status, awards, long leads, and decisions needed.
