LAM Lennar Associates Mgmt LLC in Alpharetta, GA is hiring a Purchasing Estimator to create material take-offs for existing and revised plans, verify change requests, and support cost analysis to keep projects on schedule.

You will interact with Purchasing and Operations, review EPOs, and help ensure take-offs align with scopes of work while driving cost efficiency on residential projects. Two years of residential experience and Excel proficiency are required.

Qualifications

• Two years of residential construction/architecture experience required.
• High School Diploma or equivalent; Associate degree preferred.
• Strong understanding of residential construction, architecture and MEP design.
• Advanced MS Office skills; proficient with Excel for financial modeling; able to use JD Edwards and Build Pro.
• Able to manage multiple tasks with deadlines and maintain accuracy.
• Strong writing and organizational skills; detail-oriented.

Responsibilities

• Create material take-offs for existing, new and revised plans.
• Maintain take-offs for all active plans and verify changes.
• Interact with Purchasing and Operations to verify take-off requests.
• Consult with architects/engineers on plan changes impacting take-offs.
• Analyze plans for cost analysis and research design cost ideas.
• Review material EPO requests to align with take-offs and scopes of work.
• Complete take-offs for special projects and specification changes.
• Field-verify quantities against take-offs.
• Perform other duties as assigned.

The Estimator is also responsible to assist in the review, verification, and elimination of material EPO requests. The Estimator should perform cost analysis recommendations on proposed plan changes. Your Responsibilities on the Team

• Create material take-offs for all existing, new, and revised plans.
• Initial need is for framing category.
• Maintain the take-offs of all active plans.
• Interact with Purchasing and Operations departments to verify take-off change requests.
• Interact with architect/engineering consultants regarding plan changes impacting take-offs.
• Analyze plans for cost analysis recommendations and research cost of proposed design ideas.
• Assist in the review of material EPO requests to ensure in accordance with take-offs and scopes of work, and eliminate the need for material EPO’s.
• Complete take-offs as needed due to special projects and specification changes.
• Field verification of actual quantities vs. quantity take offs.
• Perform all other duties as assigned.

Your Toolbox

• Two (2) years of residential construction/architecture experience required
• High School Diploma or equivalent required; Associate degree preferred
• Full understanding of residential construction, architectural, structural, & MEP design required
• Advanced skills in Microsoft Office, especially in the use of Excel spreadsheets and formulas for financial modeling; must have the ability to work with JD Edwards, Build Pro, and other proprietary software
• Professionally perform multiple, detailed-oriented tasks with simultaneous deadlines
• Good writing and organization skills
• Possess strong work ethic, integrity and loyalty
• Team player with the ability to work well under pressure
• Must have initiative and be able to achieve objectives with minimal supervision
• Must be detail oriented and a problem solver able to deal with complex situations
• Must have a valid driver’s license
• Interact well with co-workers
• Understand and follow work rules and procedures
• Accept constructive feedback

Physical & Office/Site Presence Requirements

• Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job.
• Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds.
• Job may require occasional operation of construction equipment.
• Finger dexterity may be required to operate a computer keyboard and calculator.
