Cornerstone Homes - VA seeks a Residential Purchasing Agent to source, negotiate, and manage materials and supplier relationships for our residential construction projects. You will support the Director of Purchasing and collaborate with Sales and Construction teams to ensure accurate selections and timely procurement.

Qualifications

• Experience with IHMS/Mark System or similar construction software is required.
• Experience with Microsoft Office Suite (Outlook, Teams, Excel, Word) is required.
• Exceptional work habits, strong organizational skills, and the ability to manage multiple tasks with deadlines.
• Advanced communication skills, both verbal and written.
• A strong work ethic, integrity, and loyalty; able to work well under pressure as a team player.

Responsibilities

• Support the Director of Purchasing with all aspects of the department.
• Assist Sales to ensure selections/options are accurate; price out and procure custom options; maintain Design Centers.
• Assist Construction with complete and accurate information for all scopes of work.
• Release Work Orders and Purchase Orders in IHMS/Marks Systems.
• Assist with pricing options and maintain bid packages and specifications for vendors.
• Manage data for Plan Sets, Options/Upgrades, Vendors/Trade Partners, and pricing.
• Work with Trade Partners to meet contracts, scope, and insurance requirements; ensure documentation is signed and filed.
• Manage the builder rebate program and resolve PO issues with suppliers promptly.

Are you a skilled Residential Purchasing Agent looking for your next opportunity?

Join our dynamic team and play a key role in sourcing, negotiating, and managing materials and supplier relationships for our residential construction projects.

Principal Duties and Responsibilities:

• Support the Director of Purchasing with all aspects of the department
• Assist the Sales team to ensure selections and options are accurate and complete; price out and procure Custom Option; Ensure selections are current and on-trend offering the very best to our homebuyers; Assist with maintenance of our Design Centers.
• Assist the Construction team ensuring they have complete and accurate information for all scopes of work for home construction.
• Release Work Orders and Purchase Orders in Marks Systems (IHMS).
• Assist with pricing options.
• Help maintain bid packages and specification sheets for vendors.
• Data Base Management to include Plan Sets, Options and Upgrades, Vendors/Trade Partners, Pricing, and organization of supporting files.
• Work with Trade Partners to meet all contracts, scope of work, and insurance requirements. Ensure all documentation is signed and filed appropriately.
• Managing the builder rebate program.
• Assist Suppliers/Trade Partners with Work Order and Purchase Order issues as they arise to ensure timely and professional resolution.

Education and Experience Requirement:

• Experience in working with Mark System (IHMS) or similar construction software is required.
• Experience with Microsoft Office Suite products including Outlook, Teams, Excel, and Word is required.
• Possess exceptional work habits and organizational skills to simultaneously perform multiple, detail-oriented tasks with varied deadlines.
• Advanced communication skills both verbal and written.
• Possess a strong work ethic, integrity, and loyalty.
• Team player with the ability to work well under pressure.

Physical Requirements:

Requires the ability to work at a minimum of eight hours per day, in an office. Also requires the ability to read plans, bend, stoop, reach, lift, and move and/or carry items less than 50 pounds. Office work requires sitting at a computer monitor for extended periods, completing paperwork, and receiving/returning phone messages. Standing is required for filing, scanning, and copying. Occasional job-site visits require the ability to navigate a home under construction.
