Job summary

Coastal Ridge Real Estate is hiring a Property Manager for Student Housing in State College, PA. You will lead overall community operations, guide a team, and report to the Regional Manager to achieve financial and service goals.

You will drive leasing, marketing, rent collection, and compliance, ensuring occupancy targets and resident satisfaction while maintaining property standards and reporting requirements. This is a full-time, exempt, on-site position.

Qualifications

  • High school degree required; bachelor’s degree in Property Management, Business, or related field preferred.
  • 3–7 years of progressive student housing property management experience; at least 1 year as Property Manager preferred.
  • Experience with property management systems such as Entrata, OneSite, or Yieldstar.
  • Proficiency in Microsoft Excel, including formulas, sorting, and filtering data.

Responsibilities

  • Drive the financial success of the property by achieving monthly, quarterly, and annual goals and maximizing NOI through revenue and cost management.
  • Lead leasing production, including administration, marketing, and maintaining competitive market knowledge to maximize rental income and occupancy.
  • Oversee rent collection, manage delinquency rates, and adhere to landlord/resident laws, including legal actions when necessary.
  • Develop and mentor a high-performing team, training staff and ensuring policy alignment with company goals.
  • Recruit, hire, and develop team members, addressing performance concerns and fostering a positive workplace.
  • Deliver superior resident service by monitoring requests and maintaining aesthetic standards to improve retention.
  • Manage operational reporting requirements and ensure timely submission of regular and ad-hoc reports.
  • Identify operational and financial risks and coordinate corrective actions with corporate.
  • Serve as the main link between corporate and the property, communicating with investors as needed.
  • Promote adaptability and innovative problem solving to meet evolving community needs.
  • Perform other responsibilities as assigned.

What You’ll Do:

As a Property Manager, you will lead the overall operations of your community, ensuring exceptional service delivery to residents and achieving the property’s financial and operational goals. You will foster a positive and collaborative work environment, provide guidance to your team, and champion our core principles to create a thriving community. This is a full-time, exempt position reporting to the Regional Manager.

Where You’ll Work:

You will be working at one of our Student Housing properties in State College, PA.

What You’ll Own:
  • Drive the financial success of the property by achieving monthly, quarterly, and annual goals, maximizing net operating income through effective revenue improvement strategies and cost management.
  • Lead and participate in all aspects of leasing production, including administration, marketing, and maintaining competitive market knowledge to maximize rental income and ensure budgeted occupancy levels.
  • Oversee and participate in all aspects of timely rent collection, manage delinquency rates, and adhere to landlord/resident laws, including executing necessary legal actions.
  • Cultivate and support a high-performing team by training, mentoring, and holding team members accountable for their roles and responsibilities while fostering a positive and engaging work environment.
  • Recruit, hire, and develop team members, addressing performance concerns and maintaining team alignment with company policies and goals.
  • Deliver superior service to residents by monitoring service request completion, maintaining aesthetic standards, and proactively addressing resident concerns to enhance retention.
  • Manage operational reporting requirements, ensuring accuracy and timely submission of all regular and ad-hoc reports.
  • Identify and communicate both operational and financial risks to corporate management and collaborate to effectively establish corrective action plans, as needed.
  • Serve as the primary point of contact between the corporate office and property and interact with investors as necessary.
  • Promote and model adaptability, encouraging innovation and solutions-oriented thinking to meet the evolving needs of the community.
  • Perform other responsibilities as assigned.
What You’ll Bring:
  • High school degree or equivalent required, bachelor’s degree in Property Management, Business or related field preferred.
  • Willingness to obtain all licenses and/or certifications required by State or Local jurisdictions including but not limited to PA, IL, NJ and IA.
  • 3 – 7 years of progressive experience in a student housing property management role, with at least one year as a Property Manager preferred.
  • Experience with property management systems such as Entrata, Onesite, or Yieldstar preferred.
  • Proficiency in Microsoft Excel, including experience creating formulas, sorting, and filtering data.
  • Strong leadership, communication, and problem-solving skills with a passion for driving team success.
