Job summary

Community Housing Partners Corp. seeks a full-time Property Manager for Woodland Park Apartments in Hickory, NC. You will manage daily property operations, leasing, rent collection, resident services, and maintenance coordination to sustain 97% occupancy and timely unit turns.

Responsibilities include budget monitoring, financial reporting, recertifications, regulatory compliance (LIHTC, HUD, Fair Housing), and supervising on-site staff. On-site, Mon–Fri schedule with some on-call work.

Qualifications

• Experience in property management, affordable housing, leasing, customer service, operations, compliance, or administration.
• Knowledge of LIHTC, HUD, RD, or Fair Housing requirements is preferred.
• Strong organizational and time-management skills.
• Ability to manage multiple priorities in a fast-paced environment.

Responsibilities

• Manage daily property operations, including leasing, rent collection, resident services, and maintenance coordination.
• Help maintain 97% or greater occupancy by minimizing vacancy loss and supporting timely unit turns.
• Coordinate move-ins, move-outs, leasing activity, and unit readiness.
• Conduct property and unit inspections and help maintain community condition standards.
• Collect, post, and track rent payments accurately.
• Monitor property income, expenses, collections, and budget performance.
• Maintain accurate financial records, reports, and documentation.
• Complete resident recertifications and maintain required compliance documentation.
• Help ensure compliance with LIHTC, HUD, RD, Fair Housing, and other affordable housing requirements.
• Support regulatory reviews, audits, and property inspections.
• Coordinate maintenance requests and follow up to ensure work is completed.
• Support quarterly, INSPIRE, and other required property inspections.
• Help ensure vacant units are ready for occupancy within established timelines, with a goal of 10 days or less.
• Supervise and coordinate the work of on-site team members.
• Support hiring, onboarding, coaching, and training.
• Respond to resident questions and concerns professionally and work toward timely resolutions.
• Build strong working relationships with residents, vendors, community partners, and internal teams.
