Job summary

Capstone Management is seeking a Property Manager to oversee financial operations, budgeting, leasing, and staff supervision for our apartment community. The role emphasizes maintaining occupancy targets and maximizing revenue, while ensuring maintenance quality and tenant satisfaction.

The position requires a High School Diploma or equivalent and a valid driver’s license. A background check and drug screening are mandatory, and Capstone enforces equal opportunity employment.

Qualifications

• Driver's license is required.
• Background check for criminal history is required and certain offenses may disqualify.
• Drug screening required; must pass.

Responsibilities

• Develop and analyze budgets for the property.
• Meet targeted revenues by setting rents and collecting payments.
• Approve invoices and manage vendor communications.
• Control expenditures to stay within budget.
• Oversee lease enforcement including applications, renewals, notices, evictions, and late fees.
• Analyze market trends and implement marketing/ leasing strategies to achieve occupancy and revenue goals.
• Promote resident satisfaction by addressing complaints and service requests promptly; ensure maintenance standards.
• Conduct property inspections for safety, cleanliness, and appearance.
• Supervise staff through hiring, training, and performance management.
• Maintain communication with owners and provide property performance updates.
• Promote a positive image of the property and management company.
