Heritage Estates Apartments in Affton, MO is seeking a Property Manager for a 388-unit community. You will oversee on-site staff, manage daily operations, ensure leasing and marketing effectiveness, and maintain excellent resident relations.

The role emphasizes budgeting, NOI growth, compliance with fair housing laws, and delivering strong occupancy at market rents while directing a team and coordinating maintenance and vendor activities.

Qualifications

• High school diploma or equivalent.
• 2+ years in a multi-family housing supervisory role.
• Experience managing communities with 300+ units.
• Experience supervising 3+ employees.
• Excellent computer skills and YARDI software experience.
• Knowledge of local, state, and federal housing laws and guidelines.
• Ability to read a budget and understand financial principles.

Responsabilités

• Operate the property within the approved budget.
• Increase income, decrease expenses and grow NOI.
• Ensure occupancy and rent levels meet owners' guidelines.
• Keep marketing current and effective.
• Direct on-site staff and maintain a positive working environment.
• Process invoices promptly.
• Post, collect and track delinquency of rent and other income.
• Foster resident relations and renewals at high rates.
