Job summary

Brookfield Properties is seeking a Property Manager to supervise daily apartment community operations, including leasing, maintenance, and staff management. You will coordinate between on-site teams and the Corporate Office, track budgets, and ensure housing quality standards while maximizing NOI.

The role requires supervisory experience in property management, with preferred ARM/CPM/CAM/IREM certifications, and knowledge of Yardi software.

Qualifications

• This position requires a High School Diploma/GED.
• Undergraduate Degree in General Studies or an Associate Degree in General Studies preferred.
• 3-4 years of required experience in a supervisory role and Property Management.
• Preferred certifications: ARM, CPM, CAM, or IREM.
• Required skills: fair housing laws, Microsoft Office, and leadership/supervisory skills.
• Preferred skills: affordable housing programs, Yardi, landlord/tenant knowledge, and LRO.

Responsibilities

• Supervises and coordinates daily operations of an apartment community, including administration, leasing and occupancy, maintenance, and staff management.
• Establishes and coordinates communications between property staff and Corporate Office; conducts performance evaluations and handles emergencies.
• Supports use of on-site property management and time-keeping software; assists in training, budgeting, and reviewing vendor contracts and operating budgets.
• Maintains knowledge of maintenance programs and capital improvement projects; ensures housing quality standards and coordinates with Engineering for major issues.
• Helps develop and implement marketing plans; coordinates advertising and promotional needs with Marketing to meet occupancy goals.
• Interviews prospects, determines eligibility, shows units, quotes rents, collects applications and deposits, and processes move-ins; conducts move-ins/outs inspections.
