Property Manager – Luxury, Class‑A High‑Rise, Chicago
About the Role

We are seeking an accomplished Property Manager to lead operations for a luxury Class A high-rise currently in lease‑up in Downtown Chicago. This role carries full accountability for financial performance, team leadership, ownership partnership, and the delivery of a best‑in‑class resident experience. You will serve as the primary operational liaison to a sophisticated ownership group with active engagement in asset performance.

Responsibilities

Ownership and client relations

Serve as the primary point of contact for ownership and asset management, with timely, accurate, and proactive communication. Prepare and present weekly, monthly, quarterly, and annual reporting to ownership, including monthly financial packages that include advanced variance commentary and reforecasts. Lead client meetings and property reviews with a clear command of performance, risks, and priorities. Anticipate ownership's priorities and advise with sound, well‑supported recommendations.

Financial performance

Build the annual operating and capital budgets, business plan, and manage the property within established financial targets. Collaborate with the revenue manager on pricing, concession, and renewal strategies, brining data‑supported recommendations that maximize revenue through lease‑up. Oversee the payables workflow to ensure invoices are accurately processed for timely payment in accordance with established protocols. Maintain oversight of the month‑end close process, ensuring financial data is accurate, reconciled, and delivered within required timeframes to support ownership reporting. Monitor delinquency performance regularly and direct collection strategy to minimize receivables from current and past residents.

Leadership and team development

Provide leadership and direct oversight to the on‑site team, including the APM, leasing professionals, resident services staff, and engineering personnel. Recruit and develop talent through hands‑on coaching, clear performance expectations, and decisive management of personnel matters. Foster an operational culture that prioritizes accountability, service excellence, and professional execution across all touchpoints. Drive team performance through regular feedback, skill development, and consistent follow‑through on commitments to residents and ownership.

Lease‑up and resident experience

Drive leasing velocity to achieve stabilized occupancy on schedule. Ensure resident experience drives operational decisions and service delivery standards. Resolve escalated resident concerns directly, with professionalism and disciplined follow‑through. Cultivate high resident satisfaction and a strong online reputation to support retention and renewal performance. Ensure resident events, amenity programming, and buildin*communications reflect an elevated standard.

Building operations

Ensure building systems are maintained, preventive maintenance protocols are executed, work orders are completed promptly, and unit turns meet established standards and schedules. Maintain compliance with high‑rise life safety regulations, inspection requirements, and all permitting obligations. Oversee vendor procurement, contract execution, insurance documentation, and ongoing service performance. Conduct regular property inspections to verify that physical conditions meet operational and aesthetic standards. Ensure full compliance with fair housing law, the Chicago Residential Landlord and Tenant Ordinance, and all applicable federal, state, and local regulations.

Required Qualifications
  • 5+ years of experience as a Multifamily Property Manager.
  • 3+ years managing luxury Class A high-rise apartment communities, ideally 250+ units in an urban market, including at least one lease‑up.
  • 3+ years directly supervising an on‑site team, including leasing, resident services, and maintenance staff.
  • Third‑party (fee‑managed) experience, including direct reporting to ownership or asset management.
  • Strong financial acumen: budget creation, variance reporting, reforecasting, GL coding, and capital project tracking.
  • Active Illinois Real Estate Broker license, or the ability to obtain one within 90 days of hire.
  • Proficiency in Yardi Voyager 7S and RentCafé.
  • Exceptional written and verbal communication skills, with the ability to build trust and credibility with sophisticated ownership groups and asset management partners.
  • Working knowledge of fair housing laws and the Chicago Residential Landlord and Tenant Ordinance (RLTO).
  • Availability for after‑hours emergencies and occasional evening or weekend resident events.

  • Experience managing mixed‑income properties that include Chicago Affordable Requirements Ordinance (ARO) units or similar income‑restricted components within market‑rate communities.
  • Hospitality background or a demonstrated hospitality‑driven service approach.
