Job summary

Sherman Associates seeks an entry-level Property Manager I to oversee daily operations of a Minneapolis portfolio, including leasing, marketing, and resident relations. You will coordinate safety, maintenance, and service delivery to ensure high occupancy and customer satisfaction.

The role requires 1–3 years in residential real estate, High School diploma or GED, and preferred CRM/CAM/COS certifications. A driver’s license and reliable vehicle are expected, with a compensation package

Qualifications

  • 1-3 years of industry experience within residential real estate or equivalent.
  • CRM, CAM, COS, or other related professional certification preferred.
  • Proven track record of overseeing 50-100 residential units preferred.
  • Excellent verbal, written and presentation skills; strong communication with tenants and vendors.
  • Knowledge of RealPage or similar property management software preferred.
  • Understanding of Affordable Housing Programs (HUD/MFHA) preferred.
  • Must possess a valid driver’s license and reliable vehicle.

Responsibilities

  • Owns daily operations of assigned properties, coordinating leasing, marketing, and resident relations.
  • Directs activities in safety, maintenance, inspections, and services; ensures property is well-kept.
  • Maintains strong tenant relations and compliance with housing laws.
  • Keeps complete property files and coordinates with corporate support for procedures.
  • Develops operating and capital budgets; analyzes variances and cash flow.
  • Oversees vendor contracts and approves invoices to meet owner standards.

Where will this role work?
  • Moment Apartments (222 units of market rate/luxury housing) is located in the heart of Minneapolis, MN.

The Property Manager I is accountable for leading the daily operations of the assigned portfolio of real estate by coordinating the operational activities, leasing, and marketing along with a strong focus on customer service and community relations.

ESSENTIAL FUNCTIONS
  • Takes ownership of assigned properties, acts as the company’s primary coordinator to ensure that the company’s goals are fully meet and to exceed contractual property management obligations.
  • Directs the day-to-day activities of resident and tenant relations, safety/security, maintenance, marketing, landscaping, inspections, snow removal, and other operations.
  • Maintains customer service and excellent relations with residents, resident cooperatives, commercial tenants, outside agencies or vendors and organizations.
  • Walks property at regular intervals to ensure property rules are being followed and that the property is clean and orderly and in good maintenance condition.
  • Meets company benchmarks for occupancy, rent collections and timely compliance paperwork.
  • Maintains complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference.
  • Coordinates with corporate support staff on management company procedures for processing and distributing information.
  • Prepares all resident files to include all preparatory paperwork; prepares all move-out materials.
  • Ensures compliance with state, federal and local housing laws.
  • Complies with all Sherman Associates, agency and city compliance requirements.
  • Assists with subsidy administration in accordance with HUD rules and regulations.
  • Engages, contracts, supervises and approves invoices for all goods/services required to maintain the assigned properties up to company and owner standards.
  • Develops operating income/expense budgets and capital budgets that reflect the owner's objectives for operating the property, cash flow requirements and leasing strategy. Prepares this data to be used as an ongoing accounting reporting tool. Further accountability includes administration of budgets, operational review and analysis of corrective action needed. Recommend and implement programs that contribute to center profitability.
  • Analyzes and distributes financial statements including operating variances from budget, cash management and strategies for collection of receivables.
Supervisory Responsibility
  • As applicable, supervises, coaches, directs, trains, and evaluates staff; Prepares and conducts employee reviews and completes timecard approvals.
  • Responsible for carrying out recruitment and hiring efforts in partnership with human resources and management.
  • Supervises on-site maintenance, if utilized at assigned properties. Develops specifications and continually evaluates service needs and performance in all areas of maintenance and management. Forecast sand manages replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.
Location
MINIMUM REQUIREMENTS
  • 1-3 years of industry experience within residential real estate; or an equivalent number of years of education and real estate management experience.
  • CRM, CAM, COS, or other related professional certification preferred.
  • Proven track record of success in overseeing a portfolio of 50-100 residential units strongly preferred.
  • Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors/external parties, and across corporate divisions.
  • Knowledge of RealPage or other related property management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred.
  • Understanding of Affordable Housing Programs (HUD/MFHA Programs) strongly preferred.
  • As applicable, must possess a valid driver’s license, reliable vehicle with insurance and safe DMV driving record.

WORK ENVIRONMENT
  • This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.
PHYSICAL REQUIREMENTS
  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • Must be able to stand at a desk for up to 8-hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task.
  • Must have the ability to move around freely throughout the property and office, and necessity varies from day to day.
ADDITIONAL SCREENING REQUIREMENTS

Compensation and Benefits

Pay Range:$75,000-84,000/year + commission/bonus eligibility .Pay is based on several factors which vary based on position; including experience, skills, and knowledge the selected individual is bringing to the specific job.
