Job summary

Sherman Associates is seeking an Assistant Property Manager for a 240-unit luxury community in Minneapolis. The role focuses on leasing, resident relations, and routine property management tasks to maintain high occupancy and tenant satisfaction.

You will implement marketing strategies, show apartments, and coordinate model units while ensuring deadlines and budget compliance. Strong communication and familiarity with property management software are preferred.

Qualifications

  • Excellent verbal, written and presentation skills; ability to communicate effectively with residents, vendors and across divisions.
  • High School Diploma or GED strongly preferred; post-secondary coursework in property management, business, real estate or equivalent experience preferred.
  • Experience with property management software (Yardi/Lead2Lease/OneSite) is preferred.

Responsibilities

  • Schedule appointments, show apartments, screen applicants and verify applications.
  • Implement and maintain marketing plans to meet vacancy standards and lease apartments.
  • Respond to resident requests and plan community activities.
  • Meet deadlines and manage property within budget constraints.
  • Communicate property conditions and issues to management and vendors.

Where will this role work?

O2 is a large, 240 unit luxury lifestyle community located in the Mill District of Downtown Minneapolis!

Essential Functions
Property Management
  • Makes appointments, shows apartments, screens applicants, and verifies applications for completion.
  • Shops comparable projects in the market place monthly.
  • Provide excellent customer service with focus on tenant retention.
  • Meets all designated deadlines.
  • Manages property in accordance with budget limitations.
  • Keeps Property Manager informed at all times in the areas of: property conditions, tenant complaints, suggestions for improvement of property performance.
  • Informs management of common areas in need of cleaning and repair.
  • Works on the last day and first day of each month until responsibilities completed; some overtime may be required.
Leasing
  • Implements comprehensive marketing strategy to meet predetermined vacancy standards.
  • Leases apartments; implements and maintains effective advertising and marketing plan.
  • Shows apartments.
  • Plans and coordinates model apartments.
Resident Relations
  • Responds promptly and responsibly to resident requests
  • Plans and coordinates resident activities.
  • Holds regular Crime Watch meetings.
  • Prepares monthly newsletter for entire complex.
  • 1-3 years of industry experience within residential real estate; or an equivalent number of years of education and real estate management experience
  • Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
  • Knowledge of Real Page or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting etc.) strongly preferred.
  • Understanding of Affordable Housing Programs (HUD / WEDA State & City Housing Programs) strongly preferred.
  • A passion for the mission, vision, and values of Sherman Associates.
  • Office hours may vary due to the specific needs of the portfolio.
  • High School Diploma or GED strongly preferred.
  • Post-secondary coursework in property management, business, real estate or equivalent experience preferred.
WORK ENVIRONMENT
  • This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.

  • Must successfully meet criminal background screening requirements for position, including MN statute 299C.67 to 299C.71 (Kari Koskinen Background)
Compensation And Benefits

Pay Range: $27-29/hour + commission/bonus eligibility.

Pay is based on several factors which vary based on position; including experience, skills, and knowledge the selected individual is bringing to the specific job.
