Job summary

SAIL in the Twin Cities seeks a Business Manager for an established market-rate community. You own the community’s occupancy, NOI, budget, and resident experience, leading a on-site team with support from centralized functions.

You will drive income and expense performance, manage turnover, and present monthly results to ownership, while maintaining curb appeal, compliance, and a high standard of service that aligns with SAIL’s legendary service culture.

Qualifications

• Three+ years managing a market-rate multifamily community with full accountability for performance
• Strong budgeting, forecasting, variance analysis, and expense control skills
• Experience reporting directly to ownership or an asset manager with formal performance reporting
• Proven ability to hire, coach, develop, and hold an on-site team
• Proficiency in Yardi or comparable property management software (Rev Management, CRM, P2P)

Responsibilities

• Deliver Legendary Service and hold the team to it, respond quickly, and close the loop on resident concerns
• Maintain curb appeal, common areas, amenities, and life-safety readiness; own unit turns and vacate-to-ready timelines
• Own occupancy, revenue, delinquency, and expense performance; lead annual budget and monthly variance reviews
• Present monthly financial and operational performance to ownership; communicate issues with data-backed recommendations
• Drive leasing and renewal strategies; partner with marketing and revenue management on pricing and concessions
• Run the community on Yardi, keep data clean, and adopt new tools as needed
• Hire, coach, and develop the on-site team; uphold SAIL's core values; build bench
• Maintain Fair Housing, ADA, and FCRA compliance; manage licenses and required postings
