SRM in Seattle is seeking a motivated Property Manager to lead the lease-up of Altaire at Jackson Park, a 207-unit multifamily affordable community. You will oversee daily operations, team leadership, leasing and marketing execution, resident relations, maintenance coordination, and financial performance from day one.

The role requires 4+ years in property management for multifamily housing with LIHTC compliance knowledge.

Qualifications

  • 4+ years as a Property Manager overseeing multifamily communities, including affordable housing.
  • Strong knowledge of LIHTC and affordable housing compliance.
  • Experience with accounting, budgeting, financial reporting, and operational oversight.

Responsibilities

  • Lead, hire, train, and develop the on-site team, managing performance and payroll in partnership with HR.
  • Manage rent collection, accounting tasks, AP, and utility/recharge items; prepare operating budgets and reporting.
  • Drive leasing, marketing, promotions, pricing, and social media efforts; oversee revenue management and leasing activity.
  • Provide exceptional service, manage renewals and retention strategies; oversee community programs and events.
  • Ensure compliance with company policies and regulatory requirements; maintain resident data in Yardi and related reporting.
  • Oversee maintenance, work orders, unit turns, preventive maintenance, and capital projects.

SRM is seeking a motivated, customer-centric Property Manager to lead the lease-up of Altaire at Jackson Park, a new 207-unit multifamily affordable community. This role oversees daily operations, team leadership, leasing and marketing execution, resident relations, maintenance coordination, and financial performance, while driving compliance, efficiency, and an exceptional living experience from day one.

Job Duties & Responsibilities
Leadership & Team Management
  • Lead, hire, train, and develop the on-site team, managing performance, employee relations, and payroll accuracy in partnership with HR.
Financial Oversight
  • Manage rent collection, accounting tasks, accounts payable, and utility/rentable item charges.
  • Prepare and manage the operating budget, control expenses, and complete required property-level reporting for leadership.
  • Deliver financial and variance reports as needed.
Leasing Strategy
  • Drive leasing, marketing, promotions, pricing, and social media efforts.
  • Lead revenue management and oversee leasing activity, screenings, lease administration, and compliance with LIHTC and voucher programs.
Resident Relations & Retention
  • Provide exceptional service, resolve resident concerns, and oversee renewals and retention strategies.
  • Manage community programs, events, partnerships, and move-out processes.
Compliance & Risk Management
  • Ensure compliance with company policies, regulatory requirements, and tax credit programs.
  • Maintain accurate resident and property data in Yardi and support required reporting.
  • Maintain relationships with housing authorities and conduct regular property inspections.
Maintenance & Operations
  • Oversee maintenance, work orders, unit turns, preventive maintenance, and capital projects.
  • Ensure timely, high-quality operations and effective collaboration with the Maintenance team.
Required Skills & Experience
  • 4+ years of experience as a Property Manager overseeing multifamily communities, including affordable housing.
  • Strong knowledge of affordable housing compliance requirements and practices, including Low-Income Housing Tax Credit (LIHTC) programs.
  • Experience with accounting, budgeting, financial reporting, and operational oversight.
  • Demonstrated success in leasing, marketing, occupancy management, and resident relations.
  • Proficiency in Yardi and Microsoft Office Suite.
  • Strong written and verbal communication skills.
  • Ability to be on call for after-hours needs or emergencies.
Preferred Skills & Experience
  • Bachelor’s degree in Business, Real Estate, or related field.
  • ARM (Accredited Residential Manager) or CPM (Certified Property Manager) certification.
Physical Requirements

This position is an office-based role that will require frequent sitting and computer use. This position may require occasional lifting of office materials up to 25 pounds and the ability to conduct property inspections, including climbing stairs and walking the grounds.

The base salary for this position in the Greater Seattle area is $81,000 - $100,000. This position is eligible for the on-site manager's unit and a quarterly bonus program of up to 15%.
