Job summary

Greystar Worldwide, LLC is seeking a Property Manager for a Garden property in Chattanooga (226 units). You will lead the on-site team, manage budgets, and ensure compliant operations aligned with company policies and laws.

Responsibilities include setting rents, collecting payments, approving invoices, maintaining property condition, and supervising staff while driving occupancy through marketing and leasing strategies.

Qualifications

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum experience in property management, sales, marketing, and customer service to manage day-to-day operations.
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with the ability to work independently, as a leader, and as part of a team.

Responsibilities

• Oversee day-to-day operations of the property and manage the on-site team to meet budgeted financial and operational goals.
• Set rent rates, ensure timely collection and posting of rent and fees, and review monthly financial reports.
• Approve invoices from vendors and service providers; manage certificates of insurance and coding of charges.
• Control expenditures within the approved budget and supervise petty cash management.
• Oversee lease enforcement, applications, renewals, inspections, and notices; enforce late fees where applicable.
• Develop short- and long-range marketing and leasing strategies to achieve occupancy and revenue targets.
• Promote resident satisfaction by responding to complaints and service requests; ensure maintenance standards are met.
• Conduct regular property inspections and supervise staff performance and training.
• Support client/owner relationships with updates and property performance information.
