Banner Property Management, LLC is seeking a dedicated Property Manager to lead the Flora Waterset lease-up in Apollo Beach, FL. You will oversee day-to-day operations and take ownership as the face of the property, driving initial absorption and a positive resident experience.

The role requires experience in multifamily management, leasing and budgeting, with a focus on achieving occupancy targets and financial health. A strong team leader with a customer-focused approach will thrive here.

Qualifications

• Two or more years of multi-family property management experience as a Property Manager or 4+ years as an Assistant Property Manager.
• Proficiency with leasing, marketing, and resident relations.
• Lease-Up experience in the last five years (2+ years).
• Financial skills to manage budgets, analyze reports, and drive NOI.
• Strong computer skills; Yardi experience preferred.
• Excellent communication to lead a team and resolve resident concerns.
• Education: High School Diploma/GED; Bachelor's preferred; CAM/CPM a plus.
• Valid driver’s license and reliable transportation.
• Ability to perform essential functions (walking, stairs, lifting up to 40 lbs).

Responsibilities

• Lead onsite team across leasing and maintenance to meet Banner’s standards.
• Manage full lifecycle of property operations including marketing, budgeting, reporting, and rent collection.
• Build strong resident relationships to drive satisfaction and retention.
• Ensure compliance with laws and company policies.
• Use analytics to monitor occupancy and financial health to meet goals.

Schedule: Full-Time; Monday-Saturday; Weekend availability required

Key Responsibilities

As Property Manager, you will serve as the primary leader for the communities, ensuring operational success through:

• Team Integration: Hiring, training, and mentoring a cohesive onsite team across leasing and maintenance to meet Banner’s high standards.
• Operational Oversight: Managing the full lifecycle of property operations, including marketing, budgeting, financial reporting, and rent collection.
• Resident Advocacy: Building strong, lasting relationships with residents to drive satisfaction and long‑term retention.
• Compliance & Policy Management: Ensure the communities operate in full compliance with all legal requirements and company policies.
• Performance Excellence: Utilizing your analytical skills to monitor occupancy trends and financial health, ensuring the properties meet their strategic goals.
