Banner Property Management, LLC is seeking a dedicated Property Manager (Lease-Up) to lead Flora Waterset Apartments in Apollo Beach, FL. You will drive initial absorption, oversee daily operations, and serve as the face of the property for residents and the team.

The role requires leasing, marketing, resident relations, budgeting, and strong leadership. Prior multi-family property management or assistant PM experience plus Yardi proficiency is highly valued.

Qualifications

• Two or more years of multi-family property management experience as a Property Manager or 4+ years as an Assistant Property Manager.
• Proficiency with leasing, marketing, and resident relations.
• Lease-Up Experience: 2+ years of lease-up experience within the last five years
• Financial Skills: manage budgets, analyze financial reports, and drive NOI
• Technical Proficiency: strong computer skills; Yardi is highly preferred
• Communication: exceptional interpersonal skills to lead a team and resolve resident concerns

Responsibilities

• Team Integration: Hiring, training, and mentoring a cohesive onsite team across leasing and maintenance.
• Operational Oversight: Managing the full lifecycle of property operations, including marketing, budgeting, financial reporting, and rent collection.
• Resident Advocacy: Building strong, lasting relationships with residents to drive satisfaction and long-term retention.
• Compliance & Policy Management: Ensure communities operate in full compliance with legal requirements and company policies.
• Performance Excellence: Monitor occupancy trends and financial health to meet strategic goals.

Schedule: Full-Time; Monday-Saturday; Weekend availability required

Salary:$70,000 to $76,000 annually, commensurate upon experience; Quarterly performance-based bonus program

Key Responsibilities

As Property Manager, you will serve as the primary leader for the communities, ensuring operational success through:
