SUMMARY
The Property Manager oversees all operational and financial aspects of a property, ensuring leasing, collections, resident relations, maintenance, personnel management, and compliance with laws and policies. ESSENTIAL JOB DUTIES
- Property Management
- Oversee leasing activity to maximize occupancy
- Supervise move-in and move-out processes, including inspections and scheduling
- Perform physical reviews of the property for appearance and condition, monitor Preventative Maintenance, and coordinate larger projects
- Develop and maintain positive relationships with residents, vendors, and contractors
- Leadership
- Lead and motivate team to provide excellent service
- Supervise property staff, including coaching and training
- Promote safety and ensure compliance with safety programs and laws
- Financial Management
- Manage rent collection, follow-up on delinquencies, and handle evictions as needed
- Conduct market research for marketing and pricing strategies
- Prepare and submit reports to Regional Manager
QUALIFICATIONS
- High school diploma or GED; Property Management degree preferred
- 3-5 years management experience; property management experience preferred
- 1-2 years as Property Manager or in a supervisory role preferred
- Proficiency in Microsoft Office; Yardi software experience highly preferred
- CRM designation preferred; real estate licenses must not be active during employment
- Fluent in English; excellent communication skills
- Strong decision-making, problem-solving, and time management skills
- Ability to handle multiple projects and lead teams
- Understanding of fair housing laws and local housing provisions
PHYSICAL DEMANDS
- Mobility to work in an office and on property, including climbing stairs and walking
- Ability to lift up to 10 pounds
- Good vision and hearing for communication and reading
