Property Manager I (Kelly Hamilton Homes and Larimer Pointe)

WinnCompanies is seeking a motivated and agile Property Manager I to oversee two residential communities: Kelly Hamilton Homes and Larimer Pointe, located in Pittsburgh, PA. The communities comprise a total of 98 residential units.

This role involves managing, marketing, and maintaining the apartment communities, achieving financial goals, and ensuring compliance with regulatory standards.

Responsibilities
  • Collaborate with senior management to set appropriate rent levels.
  • Review rent schedules and oversee rent increases and renewals.
  • Maintain optimal occupancy levels.
  • Manage move-ins, move-outs, recertifications, and renewals accurately and timely.
  • Approve rental applications following property and agency standards.
  • Follow marketing policies and reporting requirements.
  • Keep tenant files organized, complete, and accurate.
  • Ensure property management software data is accurate.
  • Maintain compliance with state and federal regulations.
  • Oversee property and grounds maintenance.
  • Coordinate maintenance activities and controls.
  • Report incidents, accidents, and injuries per company policy.
  • Resolve resident issues promptly and according to guidelines.
  • Prepare and seek approval for the annual property budget.
  • Provide financial reports and variance analyses.
  • Solicit bids, process purchase orders and invoices following company policies.
  • Ensure rents and fees are collected and deposited in compliance with laws and policies.
  • Participate in hiring, training, and developing staff using company directives and programs.
Requirements
  • High school diploma or GED.
  • 1-3 years relevant experience.
  • At least 1 year supervisory experience.
  • Knowledge of property management and landlord-tenant laws.
  • Proficiency with Microsoft Office and property management systems.
  • Excellent customer service and communication skills.
  • Ability to multitask in a fast-paced environment.
  • Ability to work with diverse groups of people.
  • Strong attention to detail.
Preferred Qualifications
  • Bachelor’s degree.
  • Experience with Yardi or RealPage software.
  • Knowledge of LIHTC and HUD regulations.
  • Marketing and leasing expertise.
  • Certifications such as NAHP – CPL, SHCM, CAM, or related.
