Job summary

The Lawson Companies in Virginia are seeking a Property Manager to oversee the overall operation of an assigned property and lead staff to deliver excellent resident experiences.

You will manage leasing, maintenance, and customer satisfaction while ensuring the property meets budget standards in a collaborative, benefits-rich environment.

Qualifications

• The Virginia Real Estate Salesperson license must be obtained within one year.
• High school diploma or equivalent required; RAM certification preferred.
• Experience with Microsoft Office and OneSite is beneficial.

Responsibilities

• Oversee daily workflow of the property and staff.
• Recruit, interview, hire, and train new staff.
• Manage finances and maintain budget adherence.
• Review resident applications and lease agreements.
• Ensure timely rent collection and enforce policies.
• Coordinate sales, marketing, and competitive rental rates.
• Ensure regulatory compliance and contract administration.

Duties/Responsibilities

• LMA
• Recruits, interviews, hires, and trains new staff
• Oversees the daily workflow of the property
• Provides constructive and timely performance evaluations
• Handles discipline and termination of employees in accordance with company policy
• Financial management
• Maintain property purchases within budget guidelines
• Oversite of building maintenance
• Contract administration management
• Regulatory compliance management
• Sales and marketing management
• Recommend, implement and coordinate competitive rental rates and effective rental practices to maximize occupancy rates, minimize vacancy loss and minimize rental loss due to bad debt
• Lease administration management
• Ensure that rents are paid in a timely manner and take appropriate action if they are not
• Review and approve all resident applications and lease agreements
• Resident relations
• Procedural oversight
• Comply with established management policies and procedures for maximum operational efficiency Report all violations of company policy through the proper chain of command
• Other duties as assigned

Education And Experience

• Prefer State of Virginia Real Estate Salesperson License to be obtained within one (1) year
• High School Diploma or equivalent
• Ram Certification preferred
• Knowledge of Microsoft Office applications and OneSite

Physical Functions

• Bending, kneeling, stretching, climbing stairs and ladders, squatting, lifting to fifteen (15) pounds, running and lifting over fifteen (15) pounds occasionally.
