Job summary

The Lawson Companies, Inc. is seeking a Property Manager Floater to support multiple properties in the Norfolk area. You will cover the duties in the absence of the property manager, handling administration, leasing, and staff leadership.

You will oversee daily operations, manage leasing and rent collection, supervise staff, and ensure resident satisfaction within budget guidelines. A LIHTC/Tax Credit background and proficiency with Microsoft Office and OneSite are preferred.

Qualifications

• LIHTC/Tax Credit experience required.
• High School Diploma or equivalent.
• RAM Certification preferred.

Description

The Property Manager Floater will assist at any property when needed to fulfill the Property Manager’s duties in their absence. This includes, but is not limited to, general administration, maintenance, leasing, leadership of staff and customer satisfaction.

Duties/Responsibilities:

• LMA (in cases of the absence of a property manager)
• LIHTC/Tax Credit Experience
• Recruits, interviews, hires, and trains new staff
• Oversees the daily workflow of the property
• Provides constructive and timely performance evaluations
• Handles discipline and termination of employees in accordance with company policy
• Financial management
• Maintain property purchases within budget guideline
• Oversite of building maintenance
• Contract administration management
• Regulatory compliance management
• Sales and marketing management
• Recommend, implement and coordinate competitive rental rates and effective rental practices to maximize occupancy rates, minimize vacancy loss and minimize rental loss due to bad debt
• Lease administration management
• Ensure that rents are paid in a timely manner and take appropriate action if they are not
• Review and approve all resident applications and lease agreements
• Resident relations
• Procedural oversight
• Comply with established management policies and procedures for maximum operational
• Daily travel required
• Other duties as assigned

Requirements

• Current driver’s license and good driving record.

Education and Experience:

• Minimum of 2 years of LIHTC/Tax Credit Experience Required
• High School Diploma or equivalent
• Ram Certification preferred
• Knowledge of Microsoft Office applications and OneSite

Physical Functions

• Bending, kneeling, stretching, climbing stairs and ladders, squatting, lifting to fifteen (15) pounds, running and lifting over fifteen (15) pounds occasionally.
