Job summary

CMM Realty is seeking a dynamic Property Manager to join our Columbia, SC team. This role requires a Property Management license and proven experience managing multifamily housing with strong budgeting, maintenance coordination, and resident relations.

You will field calls, supervise maintenance requests, review financial reports, lease vacant units, enforce community rules, and contribute to a positive living environment for residents and owners.

Responsibilities

• Fielding phone calls from residents/owners
• Accepting and scheduling the maintenance requests
• Sending out lease violation letters
• Presenting properties effectively, overcoming objections, building relationships
• Maintain relationships through excellent customer service and problem solving
• Generate property-wide communications to residents
• Assist in preparation of the operation budget
• Review monthly financial reports for accuracy
• Manage income and expenses to meet budget
• Monthly inspections of properties
• Collect and deposit rent and follow collection policy
• Lease vacant units following guidelines
• Be involved in all aspects of multi-family housing operations
• Enforce rules and regulations adopted by the Association
• Demonstrate a can-do attitude and roll up sleeves

By showcasing your superb customer service skills, you will help provide an exceptional living experience for our residents/homeowners and aid in exceeding prospective resident's expectations.

Responsibilities:

• Fielding phone calls from residents/owners
• Accepting and scheduling the maintenance requests
• Sending out lease violation letters
• Presenting our properties in a compelling way, overcoming objections, building relationships, and creating excitement
• Maintain these relationships by providing excellent customer service and helping current residents resolve problems as they arise
• Generate property wide communication to residents to inform and update them on issues and prepare and distribute bulletins
• Assist in preparation of the operation budget
• Review monthly financial reports to ensure they are accurate and correct before submitting to the owners on a monthly basis
• Manage income and expense to achieve budget
• Monthly inspections of the properties
• Collecting and depositing rent and following collection policy set forth by the Management Company and Association
• Leasing vacant units and following Management Company guidelines
• Have fun while being involved in all aspects of the multi-family housing industry
• Enforce rules and regulations adopted by the Association
• A can-do attitude and the ability to roll up your sleeves and get the job done
