Job description

POSITION SUMMARY

Responsible for the day-to-day management of a portfolio of industrial properties, ensuring they are maintained in superior condition and operated profitably.

REPONSIBILITIES:

  • Day to day management and oversight of a small portfolio (up to 2.5+ MSF) in the region.
  • Develops and maintains relationships with tenants; responds promptly to tenant requests and inquiries.
  • Reviews and actively participates in due diligence process for new assets; receives all existing property information.
  • Schedules meetings with new tenants to review the Welcome Book and discuss expectations.
  • Responsible for move-in/move-out processes and ensures smooth transition.
  • Conducts and completes regular property inspections, providing detailed report to Regional Manager.
  • Develops and manages property budgets and rent collection.
  • Reviews and approves year-end reconciliations.
  • Bidding and maintenance of vendor contracts.
  • Track insurance certificates.
  • Process, code, and enter portfolio invoices into YARDI.
  • Responsible for tenant coordination of COI renewals.
  • Oversees the work order process with vendors, and prepare service maintenance contracts.
  • Coordinates with construction team on tenant improvement projects.
  • Order supplies, as needed, for the regional office.
  • Acts in accordance with the values of the company and complies with all company processes and procedures.
  • Completes other duties as assigned.

QUALIFICATIONS:

  • Bachelor's degree in related field.
  • Ability to work on-site up to 4 days per week.
  • Ability to travel to assigned buildings in the portfolio.
  • Yardi software experience.
  • Flexible with respect to work schedule; candidate must be available to travel to local area assets (25% - 30%).
  • 3-5 years of industrial property management experience, demonstrating superior:

  • Ability to manage elevated stress levels periodically; can work under an active and intense environment.
  • Physically capable of climbing structures and ladders to survey building systems.
