Description
- The ability to verbally convey a detailed explanation of Oak Island Accommodation’s short term rental management program.
- Knowledge of the Vacation Rental Property Management Agreement and the Terms & Conditions of the Rental Agreement, as well as familiarity with the Long-Term Management Agreement and Long-Term Lease Agreement.
- Familiarity with the North Carolina Rental Act, the North Carolina Real Estate Manual, and the North Carolina Association of REALTORS Property Management Legal Handbook, with the ability to refer to these when required.
- Acceptance of unscheduled potential clients at the front desk and/or the ability to commute expeditiously to a property at any given time.
- Maintenance of homeowner relationships through frequent contact via email, phone conversations, or in person.
- Timely response to attempted contact made by owners and tenants, with phone calls and emails returned the same day or by the following business day in worst case scenarios.
- Strive to improve services to homeowners and tenants, as well as internal policies and procedures.
- Welcome integration with other property managers in a harmonious manner, maintaining a business mentality towards all employees, vendors, and affiliates of Oak Island Accommodations, Inc.
- Complete routine home inspections.
- Promptly report any maintenance or housekeeping issues to the appropriate departments.
- Adhere to applicable federal laws, rules, and regulations including those related to Anti-Money Laundering (AML) and the Bank Secrecy Act (BSA).
Minimum Required Skills and Competencies
- Property management or hospitality experience.
- Ability to work independently and with a team.
- Strong organizational skills and attention to detail.
- Ability to manage owners and tenants in heightened emotional states while maintaining a positive and professional manner.
- Ability to negotiate with individuals, paired with empathetic observation.
- Must be available to work weekends and holidays.
- Valid driver’s license and reliable transportation.
Desired Skills and Competencies
- Property management and/or hospitality experience preferred.
Physical Requirements
- Express or exchange ideas by means of spoken word, both via email and verbally.
- Ability to lift 40 pounds and exert up to 40+ pounds of force; frequent standing, walking, carrying, bending, reaching, and twisting.
- Close visual acuity to perform activities such as analyzing data, viewing a computer terminal, reading, and preparing documentation.
- Subject to internal and external environmental conditions.
