Responsibilities
- Verbally explain Oak Island Accommodation’s short-term rental management program.
- Be knowledgeable of the Vacation Rental Property Management Agreement, Terms & Conditions of the Rental Agreement, Long-Term Management Agreement, and Long-Term Lease Agreement.
- Familiarity with North Carolina Rental Act, North Carolina Real Estate Manual, and the NC Association of REALTORS Property Management Legal Handbook.
- Accept unscheduled clients at the front desk and commute to properties as needed.
- Maintain homeowner relationships through regular contact via email, phone, or in person.
- Return calls and emails promptly, within the same day or the next business day.
- Improve services to homeowners and tenants, and internal policies and procedures.
- Collaborate harmoniously with other property managers, employees, vendors, and affiliates.
- Perform routine home inspections.
- Report maintenance and housekeeping issues promptly.
- Comply with applicable federal laws, including AML and BSA regulations.
Minimum Skills and Competencies
- Experience in property management or hospitality.
- Ability to work independently and as part of a team.
- Strong organizational and attention to detail skills.
- Ability to handle owners and tenants in heightened emotional states professionally.
- Negotiation skills with empathetic understanding.
- Availability to work weekends and holidays.
- Valid driver’s license and reliable transportation.
Desired Skills and Competencies
- Experience in property management and/or hospitality preferred.
Physical Requirements
- Express and exchange ideas verbally and via email.
- Lift and exert force up to 40 pounds; frequent standing, walking, bending, reaching, and twisting.
- Close visual acuity for data analysis, reading, and documentation.
- Subject to environmental conditions.
