You will manage occupancy, budgets, and tenant relations while ensuring HUD and Fair Housing standards are met. Ideal candidates have at least one year in property management, a high school diploma, strong communication skills, and proficiency with basic computer software.

Qualifications

• At least 1 year of property management experience.

Responsibilities

• Conduct all business in accordance with company policies, HUD guidelines, Fair Housing Standards, ADA rules, and all applicable laws.
• Prepare re-certifications, leasing applications, verifications, occupancy agreements, and reports.
• Collect and post rents timely, monitor balances, maintain ledgers, and issue notices.
• Enforce lease and occupancy policies to maintain order on property premises.
• Screen applicants for Tenant Selection Plan compliance and regulatory requirements.
• Oversee office functions, including hours, filing, systems, and reports.
• Monitor leasing performance, retention, and recertifications to reach occupancy goals.
• Conduct move-in/move-out inspections timely and coordinate staff training on HUD guidelines and safety.

Alpha Phi Alpha Homes, Inc. is currently looking for a qualified Property Manager to join our team located in Akron, Ohio. We are a diverse non-profit organization that specializes in the development and management of affordable housing and senior resident living communities. In this role, you will be responsible for operations administration, resident service, maximizing occupancy levels, and adhering to compliance guidelines.

• Pay: $60,000-$65,000/per year, offer dependent on experience

Schedule:

• Monday to Friday
• 4 days schedule is available if desired following 30 days of employment
• Weekends as needed
• 8-hour shift
• Day shift
• Overtime

The right candidate will have:

• High School diploma or equivalency required
• College degree preferred
• At least 1 year of experience in property management
• Affordable housing industry software a plus
• Industry designations (COS, ARM, LIHTC) preferred
• Good working knowledge of building and property maintenance and management
• Strong verbal and written communication skills required
• Basic computer skills and experience preferred, including Microsoft Office
• Strong attention to detail, organizational, time-management, and problem-solving skills
• Excellent customer service skills including the desire to meet and exceed resident expectations

Our Property Manager will:

• Conducts all business in accordance with company policies and procedures, HUD guidelines, Fair Housing Standards, ADA rules, and all other federal and state laws
• Prepares re-certifications, leasing applications, verifications, occupancy agreements, and corresponding reports
• Collects and posts rents in a timely manner, monitors rent balances, maintains accurate resident ledgers, and distributes relevant notices
• Enforces lease and occupancy policies and regulations necessary to maintain order within property premises
• Screens applicants to ensure compliance with Tenant Selection Plan and regulatory requirements
• Oversees office functions, including office hours, filing, computer systems, and reports.
• Monitors leasing performance, retention, and recertification’s to achieve a 97% occupancy goal
• Conducts move in and move-out inspections in a timely manner.
• Conducts on-going training with staff members, which includes changes in HUD guidelines, workplace safety, and best practices.
