Job summary

JES Holdings' Fairway Management is seeking a Property Manager for Canterbury Park in St. Peters, MO. This full-time role handles leasing, budget oversight, regulatory compliance, and resident services, with 8am-5pm, Monday–Friday schedule.

You will lead staff, ensure compliance with LIHTC and Fair Housing, market vacancies, process move-ins, and coordinate maintenance while delivering exceptional resident service.

Qualifications

• 2+ years of affordable housing experience with LIHTC or Section 8.
• Solid understanding of Fair Housing.
• Skilled in income qualification, tenant file accuracy, and regulatory compliance.
• Strong competency in Microsoft Office.

Responsibilities

• Diligently ensure all Fair Housing and affordable housing regulations are adhered to.
• Collect and Deposit rent within 24 hours of collection, notifying residents of delinquent rent.
• Provide outstanding service to the residents, resolving inquiries, work orders, and requests promptly.
• Must maintain and build applicant waiting list.
• Ensure property stays on budget through cost-effective practices.
• Conduct initial lease process with certification and annual re-certification for affordable housing programs.
• Pass INSPIRE, State, and Government Agency inspections and maintain company standards.
• Ensure vacant apartments are ready to lease quickly, and market those units diligently until occupied.
• Process applications for move-in/transfer and forward to Compliance for approval.
• Supervise property staff directly reporting into property manager, including maintenance and housekeeping staff.
• Inspect and supervise the work of outside vendors.
• Organize community activities on a regular basis according to property management agreement and lease.
• Must be available to be on call for after-hours emergencies and other business needs.
• Travel to and participate in training/conferences as required.
• Lead marketing and leasing strategy to maintain occupancy targets.
• Must regularly conduct unit inspections and daily property walks for safety and curb appeal standards.
