Job summary

MRK Partners seeks an experienced Property Manager to oversee the Justin Commons community in Williamstown, NJ. You will manage property operations, revenue collection, expenses, compliance, and staff development.

Responsibilities include budgeting, capital project oversight, leasing compliance for LIHTC/Section 8, and maintaining resident relations. Strong leadership, communication, and MS Office proficiency are essential. Travel up to 10% may be required.

Qualifications

  • Bachelor’s degree or equivalent (education and experience).
  • Minimum five years in property management.
  • Two+ years supervisory experience including budgeting, accounting, compliance, and hiring.
  • Experience with Public Housing, Project-based Voucher, Tax Credit and Section 8 preferred.
  • Strong written and verbal communication skills.
  • Advanced customer service and problem-solving abilities.
  • Proficient with Microsoft Office.
  • Ability to travel up to 10%.

Responsibilities

  • Ensures compliance with contractual and operational obligations including safety, maintenance, and marketing.
  • Develops and administers operating and capital budgets; oversees major capital projects.
  • Completes LIHTC/Home/Public Housing re-certifications as needed.
  • Maintains complete and compliant property files.
  • Coordinates revenue collection per lease obligations and AR procedures.
  • Manages resident relations and coordinates maintenance requests.
  • Coordinates interviews and onboarding with district/region manager.
  • Provides performance feedback and coaching to employees.

Description

At MRK, the Property Manager is responsible for the comprehensive oversight of property operations. This includes ensuring effective revenue collection and expense management, compliance with all operational and contractual obligations, adherence to resident relations policies and procedures, and leadership of employee hiring, training, development, and retention initiatives.

We are seeking an experienced Property Manager to support our Justin Commons community in Williamstown, NJ, a property with 132 unit residential property. If you have a strong commitment to residents and a proven ability to deliver positive property results, we encourage you to apply.

Key Job Responsibilities Include, But Are Not Limited To:
  • Ensures the property meets all contractual and operational obligations—safety, security, maintenance, marketing, landscaping/curb appeal, etc. Take corrective action to address deficiencies
  • Develops and administers operating and capital expense budgets; forecasts and oversees major capital expense projects, including HVAC systems, roofing, and parking lot surfacing, etc.
  • Completes the initial application as well as annual re-certifications for all funding sources accurately and on-time to ensure compliance with applicable program/s (e.g. Low-Income Housing Tax Credit (LIHTC), Home, Public Housing, etc.)
  • Maintains complete, accurate, legible and compliant documentation and property files
  • Coordinates timely revenue collection in accordance with lease obligations and accounts receivable procedures
  • Manages resident relations and coordinate requests for repairs or maintenance
  • Coordinates candidate interviews and partner with district or regional manager to make well-informed hiring determinations. Facilitates new hire orientation, on-boarding and training
  • Provides ongoing, balanced performance feedback to employees; counsel underperforming employees and provide direct commentary to their improve performance
Requirements
Knowledge, Skills, and Abilities
  • Bachelor’s degree (or equivalent combination of education and experience)
  • Minimum of five years within the property management industry
  • Minimum of two years of supervisory experience in a management position, which includes annual budget processing, accounting, compliance, and interviewing/selection/performance management of employees
  • Experience with Public Housing, Project-based Voucher, Tax Credit and Section 8 is highly preferred
  • Strong written and verbal communication skills
  • Advanced customer service and problem-solving skills
  • Technically proficient in Microsoft Office
  • Ability to work in a fast-paced, action-oriented environment
  • Ability to establish relationships across the organization and at various hierarchical levels
  • Ability to travel up to 10% of the time
