Job summary

Oakbrook Corporation is seeking an experienced Property Manager to lead operations at Berkshire Kensington, a renovated 177-unit active adult (55+) community. You’ll focus on resident relations, team leadership, and ensuring an exceptional living experience while driving occupancy and financial performance.

As Property Manager, you’ll oversee daily operations, supervise on-site staff, manage budgets, prepare reports, and ensure compliance with Fair Housing and Affordable Housing programs.

Qualifications

  • High school diploma or GED required.
  • Residential property management experience required.
  • Affordable Housing experience preferred.
  • Strong leadership, communication, and customer service skills.
  • Experience with property management software.
  • Excellent organizational and problem‑solving abilities.
  • Ability to conduct regular property inspections, with or without accommodation.
  • Valid driver's license required.

Responsibilities

  • Provide outstanding customer service to residents, prospective residents, team members, and vendors.
  • Lead, supervise, train, and motivate on-site staff.
  • Build strong relationships with residents and foster a positive community culture.
  • Monitor operating budgets, capital expenditures, and property performance.
  • Prepare monthly reports, lease summaries, and operational analyses.
  • Review leases and ensure accurate resident file management.
  • Coordinate move-ins, move-outs, unit turns, and resident retention efforts.
  • Manage rent collections and delinquency procedures.
  • Drive occupancy goals through leasing and marketing initiatives.
  • Ensure compliance with Fair Housing regulations and company policies.
  • Manage investor, state agency, and property inspections.
  • Respond to after-hours emergencies when necessary.
  • Maintain compliance with Affordable Housing programs.
  • Process move-ins and recertifications, including income and asset verifications.
  • Demonstrate and uphold Oakbrook’s core values.
