Job summary

The On‑Site Manager serves as the primary contact for the Board, residents, staff, vendors, and contractors, coordinating all aspects of operations and supervising on-site personnel to meet contract specs and safety standards.

Qualifications

• Minimum 3–5 years in property management, facilities management, or building operations, preferably in a condo/HOA setting.
• Strong knowledge of building systems, including mechanical, electrical, and general maintenance operations.
• Experience managing vendors, contractors, and onsite staff.
• Ability to conduct property inspections and coordinate repairs and capital projects.
• Knowledge of association governing documents and experience working with Boards of Directors is preferred.

Responsibilities

• Maintain a thorough understanding of the association's governing documents and community policies.
• Conduct regular inspections of the building, grounds, and mechanical systems to identify maintenance needs and potential issues.
• Oversee onsite staff, vendors, and contractors, ensuring work is completed efficiently and to contract specifications.
• Coordinate repairs, maintenance projects, and capital improvements, providing recommendations to the Board of Directors as needed.
• Manage vendor relationships, scheduling, permits, invoices, and related documentation.
• Monitor inventory and purchase supplies and materials in a cost-effective manner.
• Communicate project updates and maintenance issues to the Board and residents, helping to resolve concerns and maintain positive relationships.

About the role

The On-Site Manager is responsible for directing the daily operations, maintenance, and overall management of the community, ensuring the buildings, systems, and common areas are well maintained and operating efficiently. This position oversees the performance and condition of all mechanical, electrical, and structural systems by conducting regular inspections, identifying maintenance needs, and planning for repairs, replacements, and capital improvement projects.

Serving as the primary point of contact for the Board of Directors, residents, staff, vendors, and contractors, the On-Site Manager coordinates all aspects of community operations. This includes supervising on-site personnel, managing vendor and contractor relationships, working with public utility representatives, and ensuring the property is maintained to the highest standards.

This is a hands‐on leadership position that requires excellent communication, organization, and problem-solving abilities. The ideal candidate can effectively balance multiple priorities, lead a team, and provide outstanding service while maintaining the quality and value of the communities managed by Abaris Real Estate Management.

The pay range for this role is:
