MDI Management in Oregon is seeking a hands-on Property Manager to lead a portfolio of multifamily communities across the state. This field-based role requires daily on-site presence and a proactive, front-line leadership style to drive occupancy and ensure superior operations.

You will manage leasing teams, conduct property walks, review performance, coordinate maintenance, and stay ahead of market trends to keep properties competitive.

We are looking for a hands on Property Manager to oversee a portfolio of multifamily communities across Oregon. This is a field driven position where you will work on site at your properties rather than from a fixed office location. A weekly property schedule will be provided, with the understanding that priorities may shift based on operational needs.

This role requires daily, in person presence at the communities you oversee. You will lead leasing teams, drive occupancy, and ensure operations are running at a high level across multiple locations.

What You Will Be Doing

You will be responsible for a portfolio of approximately 1000 units across 6 to 10 communities.

  • Driving occupancy and leasing performance
  • Leading and developing leasing teams
  • Being present at your properties daily and maintaining strong visibility
  • Reviewing guest cards, follow ups, and conversion performance
  • Conducting property walks and ensuring standards are being met
  • Monitoring market trends and recommending pricing strategies
  • Overseeing marketing activity and lead generation efforts
  • Supporting resident relations and resolving escalated concerns
  • Ensuring operational accuracy including audits, renewals, and reporting
  • Partnering with maintenance to keep units turning and properties running smoothly
What Makes This Role Different
  • This is a fully field based position. You are expected to work from your properties, not from home
  • Your office is on site at your communities and changes based on operational needs
  • Daily in person presence at a property within your portfolio is required
  • You will step in and support your teams directly, including covering offices when needed
Travel Expectations
  • This role requires daily travel and on site work across your assigned properties
  • Working remotely from home is not part of this position
  • Reliable transportation and a valid driver’s license are required
  • Travel within your normal operating area is included as part of compensation
  • Travel beyond 50 miles may be reimbursed at the company rate or a company vehicle may be provided when available
  • Regular presence at properties is required to maintain leadership visibility and operational awareness
Leadership and Staff Development
  • Provide leadership and operational support to leasing teams across multiple communities
  • Ensure staff are performing their roles and meeting expectations
  • Provide continuous training and coaching to improve leasing performance and customer service
  • Maintain a strong sales focused culture and positive team environment
  • Monitor professionalism, communication, and Fair Housing compliance
  • Step in to support or cover offices when needed
Leasing Performance and Sales Oversight
  • Monitor occupancy levels and work toward a 98 percent occupancy goal
  • Review leasing reports, guest cards, and prospect follow up
  • Ensure lead response times meet company standards
  • Review leasing communication for professionalism and effectiveness
  • Support teams in improving conversions from leads to tours and tours to applications
Property Oversight and Site Inspections
  • Conduct property walks at each community
  • Ensure daily property walks and inspections are being completed
  • Walk vacant units to confirm readiness
  • Monitor patio compliance and overall property standards
  • Ensure offices, amenities, and common areas are clean and professionally presented
Market Monitoring and Pricing Strategy
  • Review market surveys and competitor activity
  • Monitor pricing, availability, and concessions in the market
  • Partner with leadership on pricing strategies and leasing specials
  • Ensure properties remain competitive within their markets
Marketing Oversight
  • Ensure listings are accurate and up to date
  • Monitor advertising activity including Craigslist and social media
  • Review marketing content for professionalism and Fair Housing compliance
  • Ensure marketing efforts are driving traffic and supporting leasing goals
Resident Relations and Compliance
  • Assist with resolving resident concerns
  • Support lease enforcement and violation processes
  • Ensure consistency in policy enforcement
  • Support resident retention efforts
Administrative and Operational Oversight
  • Complete final accountings
  • Monitor move ins and move outs
  • Conduct file audits
  • Track renewals and lease expirations
  • Monitor delinquency and collections
  • Review rent rolls for accuracy
  • Ensure annual inspections are completed
  • Manage petty cash where applicable
Maintenance Coordination
  • Partner with maintenance leadership on priorities and timelines
  • Ensure unit turns align with leasing needs
  • Monitor maintenance response times
  • Identify issues during property walks
Weekend and After Hours Expectations
  • Conduct periodic weekend check ins with staff
  • Weekend support typically occurs once per month
  • Attend resident events and property functions as needed
  • Remain available for emergencies during evenings and weekends on a rotating schedule
What We Are Looking For
  • Minimum 4 years of property management experience
  • Minimum 2 years in a leadership role with direct reports
  • Experience with larger communities of 300-400 plus units
  • Strong knowledge of landlord tenant law and Fair Housing regulations
  • Strong leadership, communication, and supervisory skills
  • Experience with property management software, CRM systems, and office technology
  • Proficiency with computers, Microsoft Office, Google Drive, and similar systems
  • Valid driver’s license and reliable transportation
Physical Requirements
  • Ability to sit, stand, walk, and climb stairs frequently
  • Ability to lift up to 50 pounds when needed
