Job description

We are seeking a dedicated and proactive Property Manager to oversee the daily operations of our residential properties. The ideal candidate will be responsible for maintaining high occupancy rates, ensuring tenant satisfaction, and managing property budgets effectively. This role requires a strong understanding of property management principles, excellent communication skills, and the ability to handle various challenges that may arise in the management of properties.

Duties, including but not limited to:

• Manage all aspects of property operations, including leasing, maintenance, and tenant relations.
• Conduct regular property inspections to ensure compliance with safety standards and maintenance requirements.
• Handle tenant inquiries and resolve conflicts in a professional manner to maintain positive relationships.
• Implement effective marketing strategies to attract new tenants and retain existing ones, including upselling available units.
• Maintain accurate records through data entry and file management for all tenant interactions and property-related documentation.
• Negotiate lease agreements and renewals while ensuring compliance with Fair Housing regulations when applicable.
• Collaborate with maintenance staff to address repair requests promptly and efficiently.
• Utilize customer relationship management techniques to enhance tenant satisfaction and
• loyalty.
• Handling and ensuring the smooth and efficient process of move-ins and move-outs
• Renewing existing tenant leases
• Managing of new leases and apartment rental
• Tracking of lease process, including but not limited to, tenant applications, income
• verification and background checks
• Preparing of lease and move-in packet
• Interacting with tenants for lease compliance issue
• Collection of monthly rent
• Overseeing eviction process
• Supervising building repairs and all mechanical systems
• Overseeing the cleaning, security and the general quality and appearance of the property
• and units
• Coordinating of services of maintenance, utilities, landscaping, janitorial, and any other
• services as required
• Obtaining bids for multiple projects, creating appropriate comparison worksheets,
• providing recommendations and negotiating contracts for third party work including
• build-outs while ensuring compliance with applicable codes
• Performing frequent inspections/walk-throughs to ensure the property is in a good
• condition
• Reviewing and approving invoices and submitting to accounting on a timely basis
• Maintaining client/tenant files
• Managing all tenant issues
• Ensuring conflict resolution with tenants
• Responding and addressing all emergency situations in a timely and effective manner
• Available to be “on call” for 24/7 emergencies as needed
