Summary:

HUBBNYC seeks to hire a full-timeProperty Manager. As a Property Manager, you will work with a team of others. You will be responsible for the daily operations of part of our residential portfolio. Our residential properties include walk-up and elevator buildings throughout Manhattan. Operations include but are not limited to compliance, porter management, vendor management, and tenant relations.

Job Responsibilities

  • Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Accomplishes financial objectives by collecting rent, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services.
  • Maintains building systems by contracting for maintenance services and supervising repairs.
  • Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforces occupancy policies and procedures by confronting violators.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.

Job Qualifications/Skills

  • At least five (5) years of experience in Property Management.
  • Microsoft Office.
  • Yardi knowledge is a plus.
  • Work well with others.
  • Strong writing, communication and customer service skills.
  • Must be proactive.
  • Must be available to be on call for emergencies.
  • Office hours required -this role is not eligible for remote work.

Compensation: $100,000 - $120,000. Salary is based on experience and qualifications.
