Job summary

Hills-Properties is seeking a full-time Property Manager to lead Meridian on Shelbyville in Louisville, Kentucky. You will champion resident experience, coach the on-site team, and steward a community residents are proud to call home.

Responsibilities include leasing at/above market occupancy, managing budgets with Regional Manager, and coordinating contractors for turnovers while maintaining strong resident relations. Exceptional communication and leadership are essential.

Qualifications

  • 2+ years property management background with supervisory experience.
  • Comfortable with community outreach and building relationships in the area.
  • Solid communication and organizational skills.
  • Able to handle emergency and high-pressure situations.
  • New construction experience preferred.

Responsibilities

  • Build and maintain a resident community through relations and leadership.
  • Ensure leasing at or above market occupancy and rent levels per owners’ guidelines.
  • Lead marketing/outreach to meet property goals and maintain current, effective marketing.
  • Assist Regional Manager with annual budget preparation and operation within budget.
  • Schedule contractors for turnovers and inspect work prior to payment.
  • Enforce fair rental collection practices and handle delinquency and evictions as needed.
  • Direct on-site personnel and maintain a positive work environment.
  • Capture renewals at the highest rate possible and track income/delinquency.
  • Embrace Hills mission, values, and professional outlook with teammates, residents, vendors, and future residents.
  • Drive occupancy and financial performance by understanding local market and industry trends.

Description

We’re seeking a full-time Property Manager to lead our luxury community, Meridian on Shelbyville, in Louisville, Kentucky. In this role, you’re more than a manager — you’re the champion of the resident experience, the coach of a talented on-site team, and the steward of a community people are proud to call home.

Essential duties and Responsibilities:

  • Responsible for building and maintaining a community of residents through resident relations
  • Ensure property is leased at or above market occupancy and rent levels based on owners’ guidelines
  • Perform Marketing/Outreach responsibilities in order to achieve the established goals for the property. Ensure all property marketing is current, accurate, relevant and at its greatest effect
  • Assist Regional Manager with the preparation of the annual budget and operate the property within the budgeted guidelines established for the property.
  • Schedule all contractors for turnovers and any other services needed. Inspect all work performed prior to approval for payment.
  • Enforce a fair and comprehensive rental collection practice as dictated per policy. Attend court proceedings for delinquent residents and evictions
  • Directs activities of all on-site personnel and maintains a great working environment
  • Ensure desired renewals are being captured at the highest rate possible
  • Collect, track and manage all income and delinquency of rent

  • Candidate’s property management and supervisory experience should match the needs of the property – minimum requirement of two (2) years property management background with supervisory experience
  • Must be comfortable with community outreach and building relationships with business in the area
  • Solid communication and organizational skills
  • Able to handle emergency and high-pressure situations
  • New construction experience preferred
  • CAM designation preferred
