Job summary

Kauai Vacation Rentals in Hawaii seeks an experienced Property Manager to lead day-to-day operations for a portfolio of vacation homes. You will serve as the primary relationship manager for owners, ensure properties are guest-ready, and supervise Assistant Property Managers to maintain service standards.

This role blends office and field work across Kauai: inspections, vendor coordination, and travel between properties using your own vehicle.

• Take on additional duties as business needs arise.

Kauai Vacation Rentals is looking for an experienced, service-minded Property Manager to lead day-to-day operations for a portfolio of assigned properties. You'll serve as the primary relationship manager for your owners, ensure properties are well maintained and guest-ready, and direct support from Assistant Property Managers to keep service standards consistent across the board.

Job Location: East and South Kauai

Responsibilities

• Lead property inspections after guest and owner departures and before owner arrivals to ensure properties meet company standards
• Serve as the primary point of contact for assigned homeowners, communicating proactively about property condition, service needs, guest feedback, and operational updates
• Support property retention by identifying owner concerns, recommending solutions, and following through on agreed-upon action items
• Coordinate with housekeeping, maintenance, front office teams, vendors, and service providers to resolve property issues before guest or owner arrival
• Document inspections, service needs, owner communications, and property updates accurately in Breezeway or other designated systems
• Oversee administrative and operational tasks related to assigned properties, including inspection scheduling, follow-up tracking, and service coordination
• Maintain cleaning and property presentation standards across assigned properties, and hold vendors and service providers accountable to company expectations
• Track inventory and supply usage and ensure scheduled inventory checks are completed
• Lead, train, and support Assistant Property Managers to ensure consistent adherence to company standards
• Travel between properties throughout the day, using your personal vehicle, conducting inspections and completing other job duties
• Take on other duties as business needs arise

What You Bring

• Strong customer service skills and commitment to a high-quality guest and owner experience
• Excellent verbal and written communication, with timely follow-up on calls, emails, and messages
• Strong organizational skills, time management, and attention to detail
• Ability to prioritize, problem-solve, and manage multiple properties in a fast-paced environment
• Self-motivated, with the ability to work independently and collaboratively
• Proficiency with Microsoft Office (Excel, Word, Outlook)
• Valid driver's license with a clean driving record
• Reliable personal transportation required for job duties, including daily property inspections across the island
• Flexible availability, including weekends, evenings, and holidays as needed

Nice to Have

• Experience in vacation rental, hospitality, or property management
• Familiarity with property management or operations software such as Breezeway or Escapia

Good to Know

This role is a mix of office and field work across our Kauai properties, with some standing, walking, bending, and lifting up to 40 lbs. Schedules can vary week to week based on business needs, including weekends and holidays.

Vehicle & Mileage

This role requires travel between properties throughout the day to complete inspections and other job duties, so reliable personal transportation is required. Mileage driven for work purposes is reimbursed at the current federal mileage rate.
