  • Ensure lease files, applications, move-ins, and renewals are compliant.
  • Maintain Fair Housing compliance and safety requirements.
  • Partner with maintenance on work orders, inspections, and unit turns.
  • Develop vendor relationships and manage contracts and purchasing.
  • Execute marketing and resident-engagement initiatives.

About the Opportunity

We’re partnering with a growing, vertically integrated multifamily owner-operator to hire a Property Manager for a 350-plus-unit residential community in Kissimmee.

This is a hands‑on leadership opportunity for an experienced multifamily professional to oversee onsite operations, lead the leasing and maintenance teams, and drive the property’s financial and operational performance. The Property Manager will have meaningful ownership of occupancy, collections, resident satisfaction, expense management, team development, and overall community standards.

What You’ll Do
  • Oversee the daily operations of a 350-plus-unit multifamily community.
  • Lead, train, and hold accountable the onsite leasing, administrative, and maintenance teams.
  • Drive leasing activity, renewals, occupancy, resident retention, and overall property performance.
  • Manage rent collections, delinquency, resident ledgers, notices, and eviction processes.
  • Own the property budget and monitor revenue, expenses, invoices, purchase orders, and financial variances.
  • Prepare weekly, monthly, and ownership‑level performance reports.
  • Handle escalated resident concerns, lease‑enforcement matters, and conflict resolution.
  • Ensure lease files, applications, move‑ins, and renewals are accurate and compliant.
  • Maintain compliance with Fair Housing, landlord‑tenant regulations, company policies, and safety requirements.
  • Partner with maintenance leadership on work orders, inspections, unit turns, preventive maintenance, and apartment readiness.
  • Manage vendor relationships, contracts, purchasing, and property‑level expenses.
  • Develop and execute marketing, resident‑retention, and community‑engagement initiatives.
  • Conduct regular property inspections and maintain strong curb appeal and community standards.
  • Partner with regional leadership to identify performance issues and implement operational improvements.
What We’re Looking For
  • Three‑plus years of multifamily property‑management experience.
  • Previous experience as a Property Manager, Community Manager, or an experienced Assistant Property Manager ready to take full ownership of a large community.
  • Demonstrated experience overseeing leasing, collections, resident relations, maintenance coordination, and property financials.
  • Strong understanding of budgeting, variance reporting, expense management, and operational performance.
  • Experience leading and developing onsite leasing, administrative, and maintenance employees.
  • Strong knowledge of Fair Housing and applicable landlord‑tenant requirements.
  • Excellent communication, organization, problem‑solving, and conflict‑resolution skills.
  • Ability to create accountability while maintaining a positive resident and employee experience.
  • Experience with Entrata or a comparable property‑management platform is preferred.
  • Experience managing or supporting a 300-plus-unit multifamily community is strongly preferred.
  • Spanish fluency is a plus.
  • Availability to work a flexible onsite schedule, including occasional weekends when needed.
  • Valid driver’s license required.
