SUMMARY: Effectively managing and coordinating people, activities and available resources in order to maximize the successful operation of the property.

DUTIES AND RESPONSIBILITIES:

  1. Initiates and manages all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
  2. Ensures office is opened on schedule and model apartments are maintained in a clean condition.
  3. Completes move-in/move-out inspections with residents.
  4. Reviews and takes appropriate action on delinquencies, tenant retention, and budget.
  5. Ensures that market surveys are conducted, and competition shopped regularly.
  6. Utilizes the market information to make strategic decisions for the success of the property.
  7. Welcomes and shows prospective residents the property utilizing Company leasing techniques and expectations.
  8. Communicates policy and procedure changes with community team members.
  9. Holds regular team meetings to communicate goals, progress toward goals and expectations and identifies actions to achieve objectives.
  10. Monitors individual team member performance and provides timely and constructive feedback.
  11. Leads by example for team members in the areas of resident communication, leasing, and telephone techniques.
  12. Takes a hands-on approach to any necessary duties to ensure the job is completed.
  13. Follows through on resident problems to satisfactory resolution and communicate problems to any necessary party to facilitate resolution.
  14. Performs on-site new team member orientation.
  15. Supervises, trains, and leads community team members in order to achieve the operational goals of the company and the property.
  16. Maintains relationships with residents, associates and vendors on a professional level.
  17. Performs other related duties as assigned by management.

SUPERVISORY RESPONSIBILITIES:

  1. Directly supervises 1 employee within the Leasing Department.
  2. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  3. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS:

  1. Two to four years related experience or equivalent.
  2. Familiarity with construction standards and terminology.
  3. Excellent written and oral communication skills.
  4. Strong organizational, problem-solving, and analytical skills.
  5. Ability to manage priorities and workflow.
  6. Ability to work independently and as a member of various teams and committees.
  7. Proficient on Microsoft Word, Excel, Outlook, Google Chrome.
  8. Proven ability to handle multiple projects and meet deadlines.
  9. Strong interpersonal skills.
  10. Ability to deal effectively with a diversity of individuals at all organizational levels.
  11. Good judgement with the ability to make timely and sound decisions.
  12. Creative, flexible, and innovative team player.
  13. Ability to direct and recommend cost-effective creative solutions.
  14. Ability to work on complex projects with general direction and minimal guidance.
  15. Ability to understand and follow written and verbal instructions.
