Job summary

Stratum LLC in Independence, OR is seeking a Property Manager for Riverplace Apartment Homes. You will oversee day-to-day operations, drive occupancy, lead onsite staff, and ensure resident satisfaction.

This role reports to the central office and requires hands-on leadership in a busy market. We offer a competitive salary of $61,800-$65,000 per year with quarterly bonuses, plus a $50 cell phone stipend, and a 25% onsite housing discount where applicable.

Qualifications

• 2+ years of property management experience.
• 2+ years of supervisory or leadership experience.
• Experience managing budgets and financial reporting.
• Knowledge of Fair Housing and Landlord-Tenant laws.
• Strong leadership, communication, and conflict-resolution skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Proficiency with Microsoft Office and property management software.
• Valid driver's license and acceptable driving record required.
• High school diploma or equivalent required.

Responsibilities

• Manage resident relations and resolve concerns professionally
• Monitor rent collections, delinquencies, and resident files
• Oversee budgets, expenses, payroll, and reporting deadlines
• Conduct property inspections and ensure community standards are maintained
• Partner with maintenance staff to ensure timely completion of work orders
• Coordinate marketing efforts, resident events, and community outreach
• Respond to after-hours emergencies as needed
• Commute to central office for meetings as needed
