Job summary

Accesso, a solutions-driven property management company in the Houston area, is seeking a Property Manager to oversee daily operations of a 500,000 SF portfolio and collaborate on budgeting, tenant relations, and construction administration. The role focuses on asset stabilization, cost control, and efficient tenant improvements.

The ideal candidate has 5+ years in commercial property management, with RPA/CPM/MSRE credentials or candidacy, and proficiency in Yardi and Microsoft Office.

Responsibilities

• Prepare monthly financial reporting with variance commentary, rent rolls, encumbrance report, stacking plan and forecast.
• Prepare annual operating budget and year end operating expense reconciliations.
• Monitor accounts receivable and accounts payable to ensure timely invoice payments and rent collection.
• Maintain all property service contracts with vendors and rebid as necessary to achieve maximum cost savings.
• Supervise janitorial and security supervisors to maintain the highest standards of cleanliness, safety and security.
• Approve abstract of all leases to ensure all requirements are being met and the correct rent is being charged.
• Prepare RFPs for all tenant improvement and other construction projects.
• Manage TI/capital projects on behalf of the building owner.
• Conduct monthly property inspections.

We are a solutions-driven property management company, managing a portfolio of commercial real estate properties totaling over 13.7mm SF. Our commitment is to develop sound management practices to add long-term value to our client's properties by focusing on asset stabilization, tenant retention strategies, efficient planning of tenant improvements, and a diligent approach to reducing operating costs.

The two buildings represent a combined 500,000 SF. on and near the Houston 610 West Loop area. The Property Manager will oversee the daily operation of the building, budgeting, and financial management, as well as tenant relations, tenant improvements, and construction administration.
