Job summary

Waterton’s Aventine Apartments in Hercules, CA seeks a Community Manager to lead a high-performing on-site team, drive resident experience, and deliver strong financial performance. You’ll own operations, leasing strategy, and capital projects while upholding compliance and safety standards.

The ideal candidate brings 3+ years in multifamily management, strong budgeting skills, and proven leadership. You’ll collaborate across construction, asset management, and marketing to sustain occupancy,

Qualifications

  • 3+ years of multifamily property management leadership experience.
  • Experience managing communities undergoing renovations or value-add repositioning is strongly preferred.
  • Strong financial acumen including budgeting, forecasting, and KPI achievement.
  • Proven leadership and team development skills.
  • Excellent communication, conflict resolution, and customer service abilities.

  • Lead, coach, and develop on-site team to achieve operational excellence.
  • Drive occupancy through effective leasing strategies, marketing initiatives, and renovations.
  • Monitor KPIs such as occupancy, delinquency, renewal rates, rental premiums, and renovation ROI.

What You’ll Bring – Desired Skills and Experience
  • 3+ years of multifamily property management leadership experience.
  • Experience managing communities undergoing renovations or value‑add repositioning is strongly preferred.
  • Strong financial acumen including budgeting, forecasting, and KPI achievement.
  • Proven leadership and team development skills.
  • Excellent communication, conflict resolution, and customer service abilities.
  • Bachelor’s degree preferred or equivalent relevant experience.

Typical Base Pay Range: $65,000-$100,000 per year, plus bonus program participation

This pay range is base pay only and does not include any additional compensation or bonuses that this position may be eligible for. The pay range is approximate, and the actual pay may vary depending on related work experience, certifications, education, and other job‑related factors.
