Job summary

Dwelling Place is seeking a Property Manager in Grand Rapids, MI to lead operations, elevate resident experience, and ensure smooth daily running of the community. This role blends hospitality mindset with operational excellence and people leadership to foster a welcoming, well-managed environment.

Your Role

You are the leader, ambassador, and operational backbone of the community. As Property Manager, you are the heart of the community - overseeing operations, elevating resident experience, and ensuring the property runs smoothly day in and day out. More than managing buildings, this role is about fostering a thriving, welcoming environment where residents feel at home and our team feels supported. You lead with confidence, solve problems with care, and take pride in building a community that reflects our values in every interaction.

What You’ll Do
Oversee Property Operations
  • Direct day-to-day operations to ensure efficiency, compliance, and consistency.
  • Drive leasing performance, renewals, and occupancy strategies.
  • Maintain property standards for cleanliness, safety, and curb appeal.
  • Support the team with additional responsibilities and special projects as assigned, in response to evolving operational and business needs.
Lead & Develop Your Team
  • Coach, mentor, and support leasing, maintenance, and administrative team members.
  • Set clear expectations, provide feedback, and promote professional growth.
  • Foster a positive, inclusive, and resident-focused team culture.
Manage Financial Performance
  • Build, manage, and forecast operating budgets.
  • Oversee rent collection, delinquency, expense control, and financial reporting.
  • Analyze performance trends and take proactive steps to meet or exceed goals.
Champion the Resident Experience
  • Build strong, professional relationships with residents.
  • Address escalated concerns with diplomacy, empathy, and decisive problem-solving.
  • Support retention efforts and community engagement initiatives.
Oversee Maintenance & Vendors
  • Partner with maintenance teams to ensure timely, high-quality work orders.
  • Manage vendor relationships, contracts, and project timelines.
  • Lead inspections, preventative maintenance, and capital projects.
Ensure Compliance & Risk Management
  • Enforce lease terms, company policies, and community standards.
  • Ensure compliance with fair housing laws, safety regulations, and audits.
  • Identify risks early and implement mitigation strategies.

Required
  • Bachelor's degree and/or three or more years related experience in property management, leasing, or property operations.
  • Experience leading or supervising onsite teams.
  • Strong financial skills, including budgeting and expense management.
  • Excellent communication, organization, and problem-solving abilities.
  • Working knowledge of property management software and reporting tools.
  • A customer-first mindset with a professional, solutions-oriented approach.
Preferred
  • Property management certifications such as CAM®, ARM®, or similar.
  • Experience managing budgets, capital projects, or high-volume communities.
  • Familiarity with local market trends and competitive analysis.
  • Real estate license (where applicable).
