Job summary

MetroPlains Management, LLC is seeking a Property Manager in Grand Forks, ND. You will oversee day-to-day operations, focusing on attracting residents, leasing, and maintaining property value, with no weekends required.

You will manage applications, marketing plans, financials, and vendor relations while delivering excellent resident service and leadership to the team. A high school diploma is required, with strong sales and organizational skills emphasized.

Qualifications

• Experience in engaging prospects, closing leases, and maintaining high occupancy.
• Strong verbal and written communication skills are required.
• Detail oriented and organized with the ability to work autonomously.

Responsibilities

• Market and lease to attract residents and meet leasing goals.
• Process rental applications complying with affordable housing standards.
• Create marketing plans using market trends and competitive pricing.
• Collect rents, manage invoices, analyze financials, and monitor expenditures.
• Coordinate with vendors and maintenance staff to keep the property appealing.
• Maintain excellent resident relations and address issues promptly.
• Provide top-notch customer service and foster connections with residents.
• Bid, negotiate, and procure service contracts and supplies.
• Lead and train the team to maintain high standards.
• Utilize software: Outlook, Word, Excel, Yardi, Rent Café.

What You’ll Do:

• Market & Lease: Attract and secure residents, meeting, and exceeding company goals.
• Compliance: Process rental applications while adhering to affordable housing standards.
• Strategize: Create marketing plans based on market trends and competitive pricing.
• Financial Management: Collect rents, manage invoices, analyze financials, schedule expenditures, and take corrective actions.
• Vendor Relations: Collaborate with vendors and maintenance staff to maintain property appeal.

What We are Looking For:
