BlueLine Property Management seeks a part-time Property Manager to lead daily operations at our 40-unit apartment community in Frederick, Colorado. You will drive compliance with housing laws, oversee leasing, and manage vendor relationships while focusing on resident satisfaction and financial performance.

You will work closely with the maintenance technician to ensure safety, cleanliness, and community engagement. This role averages 20 hours per week with potential fluctuation.

Competenze

  • High school diploma or equivalent required; strong understanding of Fair Housing and landlord/tenant laws.
  • Proficient in Microsoft Office Suite and general office systems.
  • Solid financial acumen; able to read budgets and reports.
  • Excellent time management, communication, and leadership skills.
  • Valid driver’s license and proof of auto insurance.

BlueLine Property Management is looking for a skilled part-time Property Manager to lead the daily operations of our apartment communities in Frederick, Colorado. Position Overview

As a part-time Property Manager, you'll be the driving force behind the smooth operation of our apartment community. You'll ensure compliance with laws and regulations, foster a welcoming environment for residents, and lead your team with purpose and professionalism. This role requires a strong blend of leadership, organization, and problem-solving to meet financial goals and maintain superior service standards. You will work together with our maintenance technician to ensure the success of this newer 40-unit property and foster a safe, clean and thriving community for our residents. This position averages 20 hours a week, but this can fluctuate depending on the needs of the property.

Key Responsibilities
Operations
  • Ensure compliance with Fair Housing and Landlord/Tenant laws.
  • Oversee leasing processes, including screenings, approvals, and documentation.
  • Conduct regular property inspections to maintain safety and quality.
  • Maintain accurate property records and generate required reports.
  • Manage vendor relationships and enforce company policy compliance.

Financial Management

Marketing & Retention

Qualifications Required
  • High school diploma or equivalent.
  • Strong understanding of Fair Housing and Landlord/Tenant laws.
  • Proficient in Microsoft Office Suite and general office systems.
  • Solid financial acumen and ability to read budgets and reports.
  • Excellent time management, communication, and leadership skills.
  • Valid driver’s license and proof of auto insurance.
Preferred
  • Fair Housing Certification (or willingness to obtain).
  • 1–3 years of experience in affordable housing.
  • LIHTC Certification a plus.
Working Conditions
  • Regular schedule with occasional evenings, weekends, and on-call shifts.
  • Ability to lift up to 25 lbs and climb stairs.
  • Adaptability to fast-paced, high-pressure situations.
