S&S Property Management Inc. is seeking an energetic Property Manager for Magnolia Place in Franklin, TN.

You will manage the apartment community as a business unit, supervise on-site staff, and drive marketing and financial performance to meet owner objectives. The role requires at least 1 year of on-site PM experience, a valid driver’s license, and strong communication with residents, staff, vendors, and contractors.

Qualifications

• Minimum 1 year on-site property management experience.
• Must have a valid driver’s license and proof of auto insurance.
• Ability to communicate professionally with residents, staff, supervisors, vendors, and contractors.
• Strong organizational and time-management skills.
• Working knowledge of computers, finance, management and marketing.
• Experience with property management software is preferred.
• CAM or PM certification preferred.
• Must be able to work independently with little supervision.

Responsibilities

• Assist Regional Manager in maintaining the asset and maximizing financial returns.
• Hire, train, and supervise all community team members.
• Ensure staff compliance with company policies and procedures.
• Ensure staff performance of duties on a timely basis.
• Assist with special projects and administrative tasks.
• Manage multiple properties.

YOU MUST have a minimum of 1 year of experience of property management with a proven track record of exceeding owners' expectations, as well as a valid driver's license and proof of auto insurance coverage. YOU MUST possess the ability to communicate professionally and effectively with residents, staff, supervisors, vendors, and contractors to ensure the efficient and profitable operation of the apartment community! Position Summary:

The Property Manager will manage the apartment community as a business unit to achieve pre-determined marketing and financial results and will train, supervise, and motivate on-site office team members.

Job Responsibilities:

• Assists Regional Manager in maintaining the physical asset and maximizing the financial returns from that asset in accordance with the owners' objectives.
• Responsible for hiring, training, and supervising all community team members.
• Ensures staff compliance with company policies and procedures.
• Ensures staff performance of duties on a timely basis.
• Assists with special projects and administrative tasks.
• Manages multiple properties.
• Other responsibilities include but are not limited to: Marketing, leasing, financial reporting and control, and resident relations.

Experience/Skills:

• On-site experience with at least 1 year of experience as a Property Manager is required.
• Must be a strong team player with good communication and people skills and the ability to solve problems, manage time and set priorities.
• Must be detail-oriented, flexible, and well organized.
• Must have a working knowledge of computers, finance, management, and marketing.
• Must have Experience using property management software (highly preferred).
• Must be capable of preparing and analyzing budgets/financial forecasts and working within a budget.
• CAM or other property management certification preferred.
• Must be able to work independently with little or no supervision.
