With a minimum of five years in property management, you will lead vendor relations, monitor budgets, and prepare key financial reports while ensuring safety and compliance across the property portfolio.

A.J. Dwoskin & Associates, Inc. is a leader in managing commercial and residential properties throughout the Northern Virginia region. They have over 28 properties with a mission to provide exceptional service to their residents, commercial tenants, and support the local communities. Property Managers will manage a residential property and requires a minimum of 5 years of experience in property management. This position pays $85,000 to $105,000 per year and is based in Northern Virginia.

Property Manager Responsibilities:

• Oversee all daily operations of the apartment community, ensuring smooth management and maintenance of property functions.
• Manage staff including leasing agents and maintenance personnel, conducting performance reviews and ensuring compliance with policies and regulations.
• Maintain high standards for property appearance and curb appeal through regular inspections and vendor coordination.
• Handle resident relations, addressing concerns promptly and implementing retention programs to foster community satisfaction.
• Prepare and review various reports such as daily activity logs, market surveys, and financial statements to support operational efficiency.
• Assist in budget development, monitor expenses, and ensure adherence to financial plans to maximize asset performance.
• Support leasing activities, including resident move-in/move-out procedures, lease renewals, and rent collection.
• Ensure safety protocols are followed during safety meetings and manage liabilities and incident reports appropriately.
• Coordinate community events and communicate property updates to residents and staff.

Property Manager Qualifications:

• Communicate monies due or prepaid through proper written notification to residents.
• Prepare late notices, prepaid notices, NSF notices, 5-day notices and subsequent suit lists.
• Monitor external utility collections and resident notification for those over 30 days delinquent.
• Notify residents of lease violations through Dwoskin letters or by 21/30 day notices.
• Prepare monthly Rent Increase Worksheets or Renewals and submit to ResOps for approval.
• Audit resident files at move in.
• Manage resident move out process including posting the activity, acknowledgement letters and final dispositions also known as SODAs.
• Must have previous experience managing staff.
• Must be computer literate with experience using Microsoft Office.
• Ideal candidate is customer service oriented and has proven leadership and communication skills.
• Yardi experience is plus but not a requirement.
