DASMEN Residential in Columbia, SC is seeking a highly enthusiastic Property Manager to oversee a 288-unit conventional multi-family community near State Park. You will manage operations, maintain high standards, and lead a team to achieve property goals while delivering excellent resident service.

Responsibilities include budgeting, reporting, contract review, and daily site oversight to ensure smooth day-to-day activity and compliance with company policies.

Qualifications

• 3+ years of Property Manager experience is required.
• Proficiency with YARDI property management software.

Responsibilities

• Oversee operations of 288-unit conventional property in Columbia, SC.
• Coordinate communication among Property Managers and Corporate office to manage transactions and activities.
• Conduct daily site visits to ensure day-to-day operations run smoothly.
• Hire, train, supervise and develop staff following company policies.
• Deliver performance evaluations for supervised employees.
• Monitor marketing activities and review occupancy status and rent schedules.
• Prepare weekly, monthly and quarterly reports and audits.
• Ensure compliance with property policies and procedures in accounting and maintenance.
• Resolve resident issues promptly with professional customer service.
• Inspect property for cleanliness and functionality; supervise maintenance and grounds.
• Review expenditures within budget and negotiate contracts where needed.
• Develop and revise property management forms, reports and manuals.
• Accountable for property goals and month-to-month performance.

DASMEN Residential is seeking a highly enthusiastic and driven Property Manager to oversee property of 288 units in Columbia, SC. Conventional Multi-Family Property near State Park

*Pay Estimate is generated by Hiring Sites and not reflective of Dasmen Compensation. Salary is relevant to work experience and property dynamics.

Responsibilities:

• 3 years+ Conventional properties
• 2 years+ on YARDI
• Valid PMIC License
• Establishes and coordinates a communication system to manage transactions and activities among Property Managers and the Corporate office.
• Performs daily site visits to ensure day-to-day activities are running smoothly.
• Hires, trains, supervises and develops employees under supervision in accordance with company policies and directives.
• Delivers performance evaluations for supervised employees.
• Monitors, assists, and makes recommendations to improve marketing activities, reviews occupancy status, and recommends rent schedules.
• Reviews and prepares weekly, monthly, and quarterly reporting.
• Reviews and audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures.
• Resolves resident-related issues in a timely manner, with tact and excellent customer service.
• Inspects properties to ensure the highest standards of cleanliness and functionality are maintained, and evaluates maintenance, grounds, and housekeeping to ensure efficiency.
• Reviews and approves expenditures within specified budgetary guidelines.
• Negotiates and/or evaluates contracts and makes recommendations.
• Establishes or revises property management forms, reports, and manuals.
• Fully responsible for Property goals and held accountable for property performance month-to-month.

Qualifications:

• Engaging, positive personality, upbeat and optimistic.
• At least 3 years of Property Manager experience required, no exceptions
