Overview
Job Title: Apartment Building Manager / Property Manager
The Apartment Building Manager is responsible for the day-to-day operations, maintenance coordination, tenant relations, and financial oversight of an apartment building. This role ensures the property is well-maintained, fully leased, compliant with regulations, and provides a safe, clean, and positive living environment for residents.
Responsibilities
- Operations & Maintenance: Perform routine maintenance and emergency repairs; coordinate and supervise vendors, contractors, and on-site staff; conduct regular property inspections; ensure compliance with building codes, safety regulations, and local laws; maintain cleanliness and curb appeal of common areas
- Tenant Relations & Leasing: Market available units and conduct property tours; screen prospective tenants and process applications; prepare, execute, and enforce lease agreements; handle tenant inquiries, complaints, and conflict resolution; coordinate move-ins and move-outs, including inspections
- Administrative Duties: Maintain accurate tenant records and files; respond to phone calls, emails, and service requests promptly; prepare notices and correspondence for tenants; ensure compliance with fair housing laws and company policies
- Safety & Security: Monitor building security systems and safety procedures; address safety hazards immediately; coordinate emergency response when required
Qualifications
- High school diploma or equivalent (college coursework in real estate, business, or management preferred)
- Prior experience in property management, real estate, or facilities management preferred
- Knowledge of landlord-tenant laws and fair housing regulations
- Strong organizational and communication skills
- Basic computer skills (email, property management software, spreadsheets)
- Ability to handle multiple tasks and emergencies calmly
Physical Requirements
- Ability to walk property grounds and climb stairs
- Ability to lift up to 50-100 lbs
- Availability for on-call emergencies
Work Schedule
- Full-time
- Some evenings, weekends, and on-call availability may be required
