Job summary

SYNC Residential in Austin is seeking an experienced Property Manager to lead our community with a focus on performance, service, and team development. You will supervise on-site staff, manage budgets, coordinate maintenance, and drive leasing efforts to maximize occupancy and resident satisfaction.

The role requires at least five years of property management experience, proficiency with Microsoft Office, and strong leadership and communication skills.

Job description

Due to an internal transfer, SYNC at Mueller is hiring an experienced Property Manager to lead our community! Candidates must have strong leadership skills, financial acumen, superb customer service skills, be sales focused, and proven ability to successfully manage and develop team members to reach their fullest potential.

  • Completing daily community walks to ensure community is at peak readiness and curb appeal
  • Leading coaching sessions with team members to ensure closing rations, occupancy levels, resident satisfaction scores, and efficient work order management are maintained
  • Managing all on-site team members in all Human Resources functions
  • Scheduling and supervising all maintenance staff performance and vendor services including unit turns and unit inspections
  • Tracking and reporting all community utility management processes and invoices
  • Strategizing for property investment management, maintenance, and reporting
  • Communicating with Corporate Support and Executive Teams on daily operations and project statuses
  • Completing daily, weekly, and monthly reporting including pre-close and close outs
  • Tracking and reporting budget variance notes
  • Completing timesheet auditing for employee payroll
  • Tracking and submitting employee bonuses and lease commissions
  • Managing resident questions, complaints, and concerns
Essential Duties and Responsibilities

Essential Duties
  • Physically inspect all common areas on the property daily to assure its peak readiness and appearance taking immediate action on unsatisfactory appearance problems. Walk the property daily checking for cleanliness, safety and conditions of the buildings, driveways, laundry rooms, pools, landscaping and all exterior features of the property. Any safety or hazardous areas should be noted and scheduled for correction immediately.
  • Maintain current market and neighborhood information to ensure relative pricing of property and develop marketing and advertising programs to maximize market position. Become familiar with area comparable and retail/commercial business. Plan resident functions as necessary and attend.
  • Oversee occupied maintenance to insure timeliness, quality of work, and resident satisfaction. Confirm that a 50% sales closing ratio is consistently attempted and that all staff members are selling, pre-selling and renewing whenever possible. Approve all lease paperwork daily, applications, move-ins, move-outs, renewals, etc. Ensure all move-ins are walked with the resident and satisfaction is achieved. Perform the duties of Leasing Consultant as needed.
  • Monitor maintenance department performance and supplies; inspecting and following up at job site as needed assuring prompt, thorough make-readies and resident services. Review of purchases of all goods and services. Inspect maintenance shop and inventories regularly. Maintain safety and/or OSHA compliance. Review status of daily property maintenance needs with Service Manager-Supervisor, including scheduling of make-readies and staff work assignments.
  • Collect, record, and deposit property income accurately and timely manner.
  • Implement legal collection procedures on delinquent accounts. Maintain strict rent and NSF collection program, using company policy and legal limitations. Maximize fair security deposit deductions from vacating residents, walking all move-outs and assigning legal deposit deductions. Be thoroughly familiar with the on-site rent-roll accounting system so as to perform, instruct and correct all functions as needed.
  • Represent the property in legal matters regarding resident issues.
  • Hire, train and review performance of all on-site personnel, directing their activities to ensure job satisfaction, acceptable productivity levels and career progression where earned and available.
  • Delegation to and development/evaluation of site personnel should be accompanied by written communication and thorough record keeping. Maintain personnel files on all staff members.
  • Approve all invoices for goods or services received at the site. Utilize and understand the accounts payable system and instruct all office personnel in its use. Ensure the files, desks and trays are neat and organized.
  • Administer the company policies and procedures as they pertain to the site operations. Complete all required weekly, monthly, quarterly and annual reports in a thorough and timely fashion.
  • Administer office workflow in the most efficient and productive manner. Update all company manuals and binders as necessary and ensure their ready access to employees.
  • Maintain a consistent and punctual attendance record.
  • Actively seek competitive pricing in goods and services.
  • Assure that all reports and forms are completed and submitted accurately on a timely basis.
  • Work with supervisor to develop and implement marketing strategies.
  • Oversee leasing procedures, including product presentation, training of personnel, and move-in procedures.
  • Encourage lease renewals and rent increases.
  • Oversee contract services.
  • Communicate with supervisor concerning property safety and needs as well as incidents that occur and need attention.
  • Tracking the purchase and installation of new appliances and HVAC units. Perform other reasonable duties as assigned.
  • Other duties as assigned.
Experience Requirements
  • High school graduate or GED equivalent
  • Proficient in Microsoft Office
  • A minimum of five years experience in a Property Manager role required
  • Prior experience in Class A, Mid-Rise Communities highly preferred
  • Excellent oral and written communication skills

Position Summary

Directly supervises the activities of all on-site employees and seeks to operate property within the approved budget. Performs the functions of Leasing Consultant as required by the needs of the property. May not sign contracts on behalf of the property. This is a line position with direct impact on company funds. Evening and Weekend work is typical and usual.
