DHI Communities is a division of D.R. Horton, Inc., focused on multifamily development.

We are currently seeking a Sr. Service Technician-PM to maintain our Build-To-Rent communities and ensure high customer satisfaction. Responsibilities include handling warranty requests, performing repairs, conducting community inspections, and managing the turn process for vacated units.

Essential Duties and Responsibilities
  1. Evaluate resident repair issues for warrantability.
  2. Complete work orders, diagnose issues, and perform repairs following safety and code standards.
  3. Prepare homes for leasing and new residents, including inspections and vendor coordination.
  4. Perform repairs such as carpentry, drywall, texture, and painting.
  5. Manage subcontractors for warranty and turn repairs.
  6. Ensure warranty work is completed within contractor obligations.
  7. Follow up with homeowners and solicit reviews to enhance satisfaction and company profit.
  8. Process invoices and maintain inventory of parts and supplies.
  9. Track warranty status and conduct quality inspections of homes.
  10. Handle emergency service calls during nights and weekends.
  11. Manage move-out and move-in processes, including inspections and repairs.
  12. Maintain community grounds and amenities.
  13. Communicate effectively with support teams and document community performance.
  14. Work overtime and be on-call for emergencies as needed.
Required Qualifications
  • High school diploma or GED.
  • At least three years of related experience, including carpentry, drywall, and painting.
  • Own a vehicle capable of carrying supplies, valid driver’s license, and personal tools.
  • Ability to work independently and utilize warranty applications on various devices.
  • Proficiency in MS Office and email.
  • Physical ability to perform tasks, including lifting up to 50 pounds and working in various environments.
Preferred Qualifications
  • Experience as a Service Manager or Senior Service Tech in residential/property management.
  • Experience with electrical, plumbing, and HVAC repairs.
  • Community onboarding and disposition experience.
