DHI Communities, a division of D.R. Horton, Inc., is seeking a Senior Service Technician - Property Management. The role involves maintaining our Build-To-Rent communities, ensuring high customer satisfaction, managing repairs, community inspections, and the turn process, as well as addressing customer issues proactively before and after move-in.

Key Responsibilities

• Assess resident repair requests to determine warrantability
• Complete work orders, diagnose issues, and perform repairs following safety standards and codes
• Prepare homes for leasing and occupancy, including inspections, creating punch lists, scheduling vendors, and sourcing materials
• Perform repairs such as carpentry, drywall, textures, and painting
• Manage subcontractors for warranty and turn repairs
• Ensure warranty work is completed within contractor obligations
• Follow up with residents to ensure satisfaction and address concerns promptly
• Process invoices and charge-back documentation
• Maintain inventory of parts and supplies
• Track warranty statuses
• Conduct quality checks on homes before occupancy
• Respond to emergency service calls during on-call hours
• Oversee move-out and move-in processes, including repairs and inspections
• Maintain community grounds and amenities
• Communicate effectively with support teams and document activities
• Work overtime and be available for emergency calls as needed

Required Qualifications

• High school diploma or GED
• Minimum three years of relevant experience in carpentry, drywall, textures, and painting
• Valid driver’s license, personal tools, and reliable vehicle for travel between communities
• Ability to work independently and utilize warranty applications on various devices
• Proficiency in MS Office and email
• Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds
• Exposure to outdoor weather, mechanical parts, heights, and electrical hazards

Preferred Qualifications

• Experience as a Service Manager or Senior Service Technician in residential/property management
• Knowledge of electrical, plumbing, and HVAC repairs
• Experience with community onboarding and disposition
